Plan Check Number: B1907-001, First Building Review
1225 E Casino Road, Everett, 98203
August 7, 2019
Page 4
contractor elects to install a concrete footing per detail 2/S-3.00. Crushed gravel shall be
compacted. The footing detail (2/S-3.00) has been updated to clarify that inspections of the
bearing surface are required. A note was added directing the user to the Special Inspection
requirements given in the general notes.See structural correction item #2.
Structural Correction Item #8:
The Repair Plan 2/S-1.00 appears to indicate that the jacks may be used to permanently
support the building in lieu of the post-and-footing foundations. The structural engineer shall
verify. Additional documentation shall be submitted verifying that the jack is suitable for this
use. The documentation shall verify that the jacks have sufficient corrosion resistance for
long-term exposure to unconditioned air and contact with soil. A bearing calculation for the
jack base shall be submitted for review. See IBC Sections 107.2.1, 104.11, 1603.1,
1604.1, and 1604.4.
Response to Structural Correction Item #8:
An additional sheet from the Supportworks technical manually has been provided and the
corrosion protection sections highlighted, confirming that all steel is galvanized and that the
aluminum base plate is suitable for this use.The published capacity of the base plate is 8.0
kips(k),which is greater than the demand of 3.36k.The published capacity of the base plate
has been provided.
Gravity System:
Structural Correction Item #9:
The structural calculations have determined the maximum spacing of the new foundations
based on the allowable spans of the existing floor beams. It is presumed that the new
spacing will be similar to the existing spacing. In addition, it is presumed that the spacing
does not result in any cantilever beam conditions or conditions where a beam end must
transfer shear to an adjacent beam end (i.e., all existing beam ends bear on the wood posts).
The structural engineer shall verify. The bearing of all beam ends, and the minimum bearing
length, shall be specified in the drawings. Alternatively, supplemental calculations shall be
submitted substantiating the beam spans and connections, and the maximum spans and
connections shall be specified in the drawings. See IBC Sections 107.2.1, 1603.1, 1604.1,
and 1604.4.
Response to Structural Correction Item #9:
Confirmed, new spacing will be similar to the existing spacing, the spacing does not result in
any cantilever beam conditions or conditions where a beam end must transfer shear to an
adjacent beam end, and all existing beam ends bear on wood posts or on the stem wall.
Notes were added to the drawings specifying that final acceptance is based on a field review
by the engineer of record. The minimum required bearing length was added to the general
notes.
TOWER ENGINEERING COMPANY
21907 64th Avenue West, Suite 140, Mountlake Terrace, WA 98043-2298
