Plan Check Number: B1907-001, First Building Review
1225 E Casino Road, Everett, 98203
August 7, 2019
Page 5
Structural Correction Item #10:
Detail 2/S-2.00 species support of the wood posts on the concrete footings-on-grade,with
direct bearing on a steel column base achorage. While the posts are not in direct contact
with the concrete, they are in close proximity with the concrete and adjacent soil. It is
recommended that Detail 2 specify application of a preservative treatment to the post bases
to prevent deterioration. See IBC Section 2304.12.1.4.
Response to Structural Correction Item #10:
The detail has been updated to specify that a pressured treated (PT) post shall be provided.
The calculations were updated to reflect that the posts will be incised.
Structural Correction Item #11:
The Repair Plan 2/51.00 indicate the presence of an unidentified existing steel beam.
Based on the building construction and a review of City of Everett records, the beam does
not appear to be original construction and was not installed with a building permit. The
purpose of the beam in the gravity load path shall be clarified. If the beam is required to
supplement or replace the existing wood beam, documentation substantiating the beam
design shall be submitted for review. The beam size, length, and position in the floor framing
shall be specified. Details for the connection of the posts to the beam shall be included in
the construction drawings. See IBC Section 107.2.1, 1603.1, 1604.1, and 1604.4.
Response to Structural Correction Item #11:
Based on a site visit made by the engineer of record, the steel beam does not appear to be
integral with the gravity load path. The wood girder the steel beam is adjacent to does not
appear to be damaged or show signs of other defects that may inhibit its structural integrity.
Calculations do not account for any additional capacity from the steel beam; however, as the
beam does not interfere with the proposed work, the intent is to let it remain in place.
Sincerely, KEVIN a
l 4;5 pc WAsy. p
4 1 c,'
ac h =t^
Kolby Burke, PE, SE • g
Vice President ` t
g :44›.C. ,\P3.9
,171
TOWER ENGINEERING COMPANY
6-/ 5)
21907 64th Avenue West, Suite 140, Mountlake Terrace, WA 98043-2298
