( � ( <br /> 20. Placeme�� and screening of refuse disposal areas must be provided per Section 39.080 of <br /> the Zoning Code as follows: <br /> a. Garbage receptacles, dumpsters, and recycle bins shall be provided in all multiple <br /> family, commercial, industrial, and institutional developments and shall not be located in a <br /> required front yard setback area, or street side setback area for corner lots. Where an <br /> alley abuts a lot, the garbage receptacles, dumpster, or recycle bin shall be located <br /> adjacent to the alley. <br /> b. All garbage dumpslers and recycle bins must be screened from view from the street <br /> and from adjacent properties. This screening may be done using dense vegetation or by <br /> placing Ihe dumpster or recycle bin in a structural enclosure. <br /> c. For specifics on design of refuse and recycling facilities, contact Rubatino Refuse <br /> Removal, Inc. at 259-0044 for areas generally north of 112th Street. For areas east of I-5 <br /> from Valley View south, contacl Waste Managemsnt Northwest, Inc at 337-1197. <br /> 21. Any rockeries or retaining walls proposed in required setback areas must be in <br /> conformance with Sectiun 39.150 of the Zoning Code. <br /> 22. Rooftop mechanical equipment, including vents, must be screened per Section 39.040 of <br /> the Zoning Code. Screening may include the use oF paint and/or other architectural <br /> embellishments which will minimize the appearance of the appurtenances. Pointing shall <br /> be visually harmonious to that used on the existing buildings. NOTE: The recently <br /> constructed Arts and Science Building has rooftop mechanical equipment which is visible <br /> from the public rights-of-way and not in compliance with Section 39.040 of the EMC. Tlie <br /> applicant is required lo provide a plan for screening the mechanical equipment of the <br /> Health and Filness Center building. This plan must be reviewed and approved by the <br /> Planning Department prior to the issuance of any Public Works or Building Permits (or the <br /> proposed project. <br /> 23. Building setbacks in the B-2-I Zone must comply with lhe minimum building setbacks in <br /> Ordinance No. 2232-97. New buildings shall have a minimum lwenty(20)foot setback <br /> from all property lines. If an existing building has a setback of less than 20 feet, an <br /> additional or alteration to the building may have a setback less than 20(eet provided that <br /> lhe addition or alteration is not closer to the property line than the existing building. <br /> 24. Building heighl for structures in the B-2-! Overiay Zone must comply with the height limils <br /> as outlined in Ordinance No. 2232-97. Building heighl shall not exceed 35 feet when <br /> located less than 75 feet (rom the perim�ter of the campus. Euildings located 75 feet or <br /> more (rom the perimeter of the campus shall not exceed 50 feet in hei�ht. The applicant is <br /> proposing a one (1)to two (2) story Student Health and Fitness Center buildi�g.
