( <br /> 8. Approval of construction plans will require demonstration thal all pertinent standards and <br /> regulations are met. <br /> 9. A fire hydrant is required within 200 driving feet but not closer than 50 feet of every <br /> structure. <br /> 10. A fire hydrant is required with�n 350 driving feet of every structure. The hydrant(s) must <br /> meet City specifications. <br /> ��. City streets and alleys are to be kept clear of dirt and debris at al! times during <br /> construction. Dust suppression and street cleaning must occur as directed by the Public <br /> Works Inspector. <br /> 12. A one-year warranty is required on the public improvement for an amount not less than <br /> 10% of the cost of construciion and shall run for one year from the date of final <br /> approval/issuance of the first Occupancy Permit. <br /> 13. As-builts of storm sewer, sanitary sewer, and water systems will be required to be <br /> submitted per City Design and Construction Standards and Specifications for <br /> Development. <br /> 14. Any broken or damaged sidewalk shall be repairedlreplaced per the City Public Works <br /> Ins;,ector. <br /> 15. Walkways musl be provided from the building enirance to lhe pubiic sidewalk. A <br /> pedestrian circulation syslem for ihe site must be approved by lhe Planning Director and <br /> TraKic Engineer prior to ihe issuance of any building permits. Walkways must allow <br /> pedestrians and wheelchairs to gain easy access trom sidewalks and bus stops to building <br /> enlrances through lhe use of paths which are physically separated from vehicle traffic and <br /> maneuvering areas. (See the city's Design and Construction Standards and Specifications <br /> Manual and Section 39.165 of ihe Zoning Code.) <br /> 16. Construction plans must be designed from a site survey performed by a licensed State of <br /> Washington land surveyor. <br /> 17. Soil compaction testing shall be performed throughoul the construction of the public street <br /> and utililies. Density curves shall be submitted to the Public Works Department prior to <br /> permits being issued for any aspect o(lhe project. All work performed by the geolechnical <br /> engir,eer or testing lab shail ba reported direcily to lhe City Public Works Inspector before <br /> covering work can be continued by lhe conlractor. Daily reports shall be kepl by the soils <br /> investigalorltesler and submitted to the Public Works Inspector within 24 hours. <br /> 18. Ail exposed ground must be reseeded within 30 days of lhe completion of construction. If <br /> reseeding is nol practical due to weather or seasonal probiems, the ground must be <br /> covered wilh mulch as directed by the City Engineer. <br /> 19.
