l <br /> Health and Fkness Center(Landscaoina) <br /> Landscaping must be provided per Section 35 of the Zoning Code and shall be in acco�dance <br /> with ihe general concepts indicaled in the master site plan. Permits (or the constniction of the <br /> Health and Fitness Center shail not be issued until a detailed landscape plan for the parking <br /> area and perimeter landscape areas along Tower Street and Broadway Avenue has been <br /> reviewed and approved by the Planning Department. <br /> Note: The Illustrative P!an (Drawing No. L-111) provides a conceptual landscape design which <br /> meets lhe landscape requirements per Section35 oi the EMC for Ihe proposed project. Prior to <br /> issuance o( any permits, landscaping plans must be reviewed and approved by the Planning <br /> Department per Section 35.100 oi the Zoning Code. Prior to the issuance of any pertnits, the <br /> applicant must submit a Final Landscape Plan which includes a Plant Schedule, the number, <br /> species and location of all trees, shrubs and ground cover on the subject site. The landscaping <br /> plan must also show location and dimensions of required veyetated swales, wetponds, <br /> delention ponds, rockeries and retaining walls, and grading at 2 foot intervala. Irrigalion systems <br /> must be provided in all landscaped areas per Section 35.13(` of the Zoning Code. A 2-year <br /> maintenance assurance device must be pro��ided for the landscaping per Section 35.130B of <br /> the Zoning Code. <br /> Topper Motel (Perimeter Landscapingl <br /> • A landscape strip a minimum of ten (10)feet wide must be provided along both the <br /> north and south property lines. These areas shall be planted with Type III landscaping <br /> except for the driveways. <br /> • A landscape strip a minimum of ten (10)(eet wide must be provided in the setback <br /> area along the Broadway Avenue street frontage. This area shall be planted with Type <br /> III landscaping except for ihe driveways. NOTE: Broadway Avenue is designated as a <br /> "Gateway Corridor" in the Ciry of Everelt's General Plan and all landscape treatment <br /> along Broadway must comply with "Gateway Corridor" standards. <br /> • A landscape strip a minimum of five (5) feet wide must be provided along the west <br /> interior property line. This area shall be planled with Type III landscaping. <br /> Topper Motel Ilnterior Landscapinq) <br /> � Landscaping shall be provided in the interior of the parking lots for any new parking <br /> s���lls. Al a minimum one (1)tree must be planted for every six (6) parking stalls within <br /> the interior of the parking lol including shrubs and ground cover. The applicant must <br /> also provide shrubs and ground cover. Landscape areas must be planted and located <br /> per Section 35.080E oi the Everelt Municipal Code. <br /> NOTE: The applicanl has submitted a landscape pian for the Topper Motei suriace <br /> parking lot which has been reviewed �nd approved by the Everetl Planning Department. <br /> All perimeter landscaping on the subject site must be in accordance wilh the approved <br /> landscape plan (Drawing No. L-510). Any changes to this plan must be reviewed and <br /> 2pproved by the Everelt Planning Department. The proposed interior landscaping per the <br /> aCove referenced landscape plan did not meet the minimum requirements (or interior <br /> landscapinc� (1 tree per 6 parking stalls) as previously re(ererced. The applicant has <br /> submiUed a request (or a landscape modification and related landscape plan for lhe <br /> / <br /> C7/ <br />
