Review Process I <br /> Administrative Decisions are not subject to public comment or appeals. <br /> Y Prior to issuance of any permits, landscaping plans must be reviewed and approved by <br /> ihe Planning Department per Section 35.100 of the Zoning Code. The landscaping <br /> plan must show location and dimensions of required vegelated swales, wetponds, <br /> detention ponds, rockeries and retaining walls, and grading at 2-foot intervals. <br /> Irrigation systems must be provided in all landscaped areas per Section 35.130 of the <br /> Zoning Code. A 2-year maintenance assurance device must be provide�i for the <br /> landscaping per Section 35.130B of the Zoning Code. NOTE: Prior to the issuance of <br /> any Public Works or Building Permits tor the Health and Fitness Center, the applicant <br /> must submit Final Landscape Plans showing the location, number and species of <br /> trees, shrubs and ground covers as well as vegetated swales, rockeries, retaining <br /> walls and irrigation systems. The applicant has indicated in their response to SEPA <br /> #09-001 dated April 9, 2009, lhat they will comply wilh these requirements. <br /> Fire Deaartment Comments (Health and Fitness Center) <br /> 1. Access-The International Fire Code requires that all nFw struclures shall provide Fire <br /> Depariment access roads to within 150 (eet exterior walking distance of all portions of lhe <br /> ground floor. Fire Department access roads (Fire Lanes) shall provide a minimum of 20 <br /> feet in widlh o( unobstructed, paved driving surface with a minimum clear height of 13'6". <br /> Inside turn radii must be 35 teet. Slope approach and departure angles must not <br /> exceed 10 degrees. Fire lane grade must not exceed 15 percent. Fire lane <br /> construction must comply with AASHTO H30 toad capacity. Fire Lanes will be posted <br /> and mainlained as required by the Fire Department. Unorthodoz access which meets <br /> code requirements but is too unusual for crews will not be allowed. <br /> Note: Parking Ict radius needs to be adjusted to provide access to North Broadway Avenue <br /> (corner by bike rack area). <br /> 2. Two (2) Knox Boxes are required, location to be determined by the Fire Marshal. <br /> 3. Fire lanes shall be provided as required in Everett Municipal Code 46.44. Fire lanes shall <br /> be ideniified by red curbs wil'n white stenciling stating "NO PARKING - FIRE LANE" and <br /> vertical signs stating "NO PARKING - FIRE LANE - TOW AW,>Y ZONE:' Location shall be <br /> approved by the Fire Code Ufficial. <br /> 4. Fire Lane Markina - Fire apparatus access roads shall be marked whenever necessary to <br /> maintain the unol-slructed minimum required width of roadways. Fire lanes shall be <br /> marked as follows: <br /> a. Curbs shall be idenlified by red iraffic paint with a 6-inch wide stripe on the top and <br /> fronl, extending the len�th of the designated fire lane. <br /> b. Rolied curbs shall be idenlified by red traffic paint with a 6-inch wide stripe on the <br /> curb, extending Ihe length of the designated fire lane. <br /> (�n <br />
