I <br /> MITIGATION OF ADVERSE IMPACTS BY SEPA <br /> 1. Any gradinglfill on lhis site shall be done so as to not impact the surrounding properties. <br /> (SEPA Earth, Land and Shoreline Use Policies.) <br /> 2. Broadway is designated as a "Gateway" corridor in the City's General Plan. The General <br /> Plan stales, "Because Everett wants to develop and promote an attractive images, all <br /> entry corridors into the City should be designated as "Gateways" and standards should be <br /> applied to developmenis along such "Galeways" relatins to building design, landscaping, <br /> signage, outdoor storage and other aesthetic considerations what will serve to upgrade <br /> Everett's image." The City will work with the applicant to insure that the building design <br /> and landscaping are in keeping with the gateway corridor standards (SEPA Transportation <br /> and Land Use Policies) <br /> The lead agency for this proposal has determined that it does not have a probable significant <br /> adverse impact on the enviro�ment. An E�vironmcntal Impact Statement is not required under <br /> RCW 43.21C.030(2)(c). This determination assumes compliance with State law and City <br /> ordinances related to general environmental protection including but not limited to right-of-way <br /> improvement requirements, drainage, etc. This decision was made after review of a completed <br /> environmental checklist and other information on file with the leao agency. This intormation is <br /> available to the public on request. This Mitigated Determ;nation of Non-Significance is <br /> specifically conditioned on compliance with the conditions ettached hereto which are <br /> ir�orporated by reference as if fully set forth herein. <br /> During the fourteen (14)day comment period which ended on April 9, 2009, the City received a <br /> letter and accompanying materials providing the response of Everett Community College lo lhe <br /> City's Proposed Mitigation Determinalion of Non-Significance (SEPA#09-001), dated March 25, <br /> 2009.
