( <br /> INFORMATION FOR DEVELOPER: (Health and Fitness Center) <br /> The following 'nformation is provided for the developer's benefit. These are not SEPA conditions <br /> but are associated with other laws or requirements. All requirements are preliminary in nature, <br /> and are based upon the preliminary site pian and the ordinances in effect at the time of <br /> submittal for SEPA review. The proposal must compiy wlth all ordinances in effect at the <br /> time a complete building permit application is filed, including those not specifically set <br /> for herein. (Exception: For vesting under the Z�ning Code, please refer to Section 44 of the <br /> Zoning Code). Contact the Planning DepaRmeni for information regarding appeals processed <br /> for the requirements listed in this document. <br /> 1. A Public Works Permit is required for this project. Deteiled drawings in accordance with <br /> Cily Design and Construction Standards shall be submitted to the Public Worics <br /> Department, showing site parking layout, landscaping, utilities, storm drainage, temporary <br /> construction erosio� control, and all required improvements in the public riyht-uf-voay. <br /> Public Works Department approval of these drawings is required prior to any permits being <br /> issued. All improvements shall be completed, approved and warranted before the <br /> Occupancy Permit is issued/final approval is granted. <br /> 2. Provide frontage, pedestrian and bicycle improvements as needed. Minimum throat depth <br /> for proposed development if 25 (eet between face of curb and first parking stall. Site <br /> pedestrian access and driveway throat depth acceptable as shown in plans submitted for <br /> SEPA review. <br /> 1. A Public Works Permit is required for this project. Everett Community College (EvCC) must complete updafed parking study, including <br /> evaluation of current parking demand c,�-and oft-campus and at lhe satellile parking <br /> facilities, inciuding College �laza and existing fitness center on 13'" SlreeL Contact tra(fic <br /> engineer for details on what ihe report should include. <br /> 6. Any grading/fill on this site shall be done so as to not impact the surrounding properties. <br /> 7. This project must comply wi�h the current City of Everett Building Code and Sprinkler <br /> Ordinance. Building permils are required for ihis conslruclion. Construction for this building <br /> must adhere to lhe Cily of Everett building code.
