22. A pedestrian circulation system for the site musl be approved by the Planning Director and <br /> Tra(fic Engineer prior to the issuance of any building permits. Walkways must allow <br /> pedesirians and wheelchairs to gain easy access from sidewalks and bus stops to building <br /> entrances through the use of paths which are physically separated from vehicle lraffic and <br /> maneuvering areas. (See lhe cily's Design and Conslruction Standards a�d Specifications <br /> Manual and Section 39.165 of the Zoning Code.) <br /> 23. Placement and screening of refuse disposal areas must be provided per Seclion 39.080 of <br /> the Zoning Code as follows: <br /> a. Garbage receptacles, dumpsters, and recycle bins shall be provided in all multiple <br /> family, commercial, indusirial, and institutional developments and shall not be localed in a <br /> required (ront yard selback area, or street side setback area for corner lols. Where an alley <br /> abuts a lot, the garbage receptacles, dumpster, or recycle bin shall be localed adjacent to the <br /> alley. <br /> b. All garbage dumpsters and recycle bins musl be screened from view irom lhe slreel <br /> and from adjacent properties. This screening may be done using dense vegetation or by <br /> placing lhe dumpster or recycle bin in a slructural enclosure. <br /> c. For specifics on design of refuse and recycling facililies, conlacl Rubalino Refuse <br /> Removal, Inc. at 259-0044 for areas generally north of 112th Sireet. For areas easl of I-5 <br /> irom Valley View south, contacl Waste Managemenl Northwesl, Inc. al 337-1197. <br /> 24. Any rockeries or retaining walls proposed in required setback areas must be in conformance <br /> with Section 39.150 0(the Zoning Code. <br /> 25 Rooflop mechanical equipment, including vents, must be screened per Sectio� 39.040 of the <br /> Zoning Code. <br /> 26. Building setbacks must be a minimum o(ten (10) feet along the east property line. Building <br /> heic:ht shall be a maximum of fifty (50)feet, except Ihal a maximum of 28 feet is permilled <br /> within 50 feet of the east property line. <br /> 27. Landscaping must be provided per Section 35 of the Zoning Code. At a minimurn this must <br /> include Ihe followmg: <br /> a. A landscape strip a minimum of 10 feel wide must be provided in the front yard setback <br /> area along the Casino Road frontage, except for ihe driveway. This area shall be planted <br /> with Type III landscaping. <br /> b. A landscape strip a minimum of ten (10) feet wide must be provided along the east <br /> property line abutting the R-2 zone. This area shall be planted wilh Type 11 landscaping. <br /> c. A landscape strip a minimum o( ten (10) feet wide must be provided along lhe north <br /> property line abulting SR-526. This area shall be planted with Type 11 landscaping. <br /> d. A landscape strip a minimum of five (5) feel wide musl be planted along the west <br /> property line.
