e. Prior to issuance of any permits, landscaping plans must be reviewed and approved by 1 <br /> the Planning Department per Section 35.100 of the Zoning Code. The landscaping plan must <br /> show location and dimensions of required vegetated swales, wetponds, detention ponds, <br /> rockeries and retaining walls, and grading at 2-foot intervals. Irrigation systems must be <br /> provided in all landscaped areas per Section 35.130 of the Zoning Code. A 2-year <br /> maintenance assurance device musl be provided (or the landscaping per Section 35.130B of <br /> the Zoning Code. NOTE: The Site Plan dated July 21, 2005 shows buildings and parking <br /> stalls encroaching in the landscape selback areas which is prohibiled by the Everett <br /> Municipal Code. Prior to lhe issuance of any Building and Public Works permits, the Site <br /> Plan must be revised to conform with Section 35.1000 of ihe EMC. <br /> 2fi. On-sile recreation (acilities musl be provided per Section 15.110 of ihe Zoning Code. Prior to <br /> lhe issuance of Building Permils, the Planning Deparlmenl must approve a plan for on-site <br /> recreation facilities. As part of the building permit application, the Applicant mus'; submil a <br /> recreation plan including standards and specifications for recreation areas and equipment. If <br /> sufficient information is not known at time of submittal for building permits, minimum <br /> specifications or examples must be provided. Prior to the issuance of Building permits, the <br /> Planning department must approve a plan for on-site recreation(acilities. Tot lots must be <br /> located in central areas, where adequate supervision of children can be provided. <br /> Building faGade modulalion and roofline variation must be provided per Section 15.050 of the <br /> Zoning Code. The maximum permilted wal� length without building fa�ade modulation is 30 <br /> feet. <br /> Fire Deaartment Comments <br /> 1. Access - O.K. as shown on the sile plan reviewed. <br /> 2. Fire lanes shall be provided as required in Everetl Municipal Code 46.44. Fire lanes shall be <br /> identified by red curbs with white stenciling stating "NO PARKING - FIRE LANE" and vertical <br /> signs stating "NO PAHKING - FIRE LANE - TOW AWAY ZONE." Location shall be approved <br /> by the Fire Marshal. <br /> 3. Securitv Fence - Any security fence erected around Ihe consiruclion sile shall be located so <br /> as to nol obstruct any existing hydrant, fire protection equipment, or Fire Deparlment access. <br /> If Fire Depariment access is obslructed, gates or other openings shall be provided for <br /> access. <br /> 4. Premise Identificalion - Premises shall be clearly idenli(ied by lhe correct address at the <br /> sireel entry. Buildings shall be clearly identified so as to be visible and legible from lhe <br /> access road. Individual apartments and suites, where applicable, shall be clearly and legibly <br /> identified from the access road. <br /> 5.
