This <br /> results increase in hazard for the exterior walls per IEBC Table 1012.6. The openings in the <br /> Basement Level walls on each side of the structure shall comply with IBC Table 705.8. See <br /> IEBC Section 1012.6.3. The following comments shall be addressed: <br /> a. The fire separation distance on the north side is less than 5 feet. The existing openings <br /> shall be removed and replaced with either protected openings or rated walls providing <br /> minimum 2-hour protection. If the distance is less than 3 feet, the openings shall be <br /> removed completely on this side of the building. <br /> b. The fire separation distance on the east side is not clear. Based on the dimensions on <br /> Sheet C-1.0, the distance is approximately 3 feet. Documentation substantiating the fire <br /> separation distance to the property line shall be submitted for review; openings are not <br /> permitted for less than a 3-foot distance. Documentation substantiating the percent of <br /> protected and unprotected openings shall be submitted for review. The existing <br /> openings shall be replaced with protected openings as required by Table 705.8. New <br /> opening elements shall have thermal ratings as required by WSEC-15. New glazing shall <br /> be safety glass as required by IBC Section 2406.4. <br /> Egress: <br /> 5. The plan on Sheet A-1.2 shows a ramp on the interior side of the entry doorway, which is <br /> not permitted. Doors shall have landings on each side that are located at the same <br /> elevation. The design shall be revised. Note that the proposed landing does not address <br /> the step between the ramp edges and the finished floor surface. The ramp shall be <br /> designed per the requirements of IBC Section 1012, as well as the requirements of Section <br /> 1101.2 and ICC A117.1-09 accessible routes, including but not limited to landings, edge <br /> protections, maneuvering clearances, non-slip surfaces, thresholds, and handrails. See IEBC <br /> Sections 1012.4.1 and 705.1. <br /> Accessibility: <br /> 6. The project involves Level 2 Alterations to the building per IEBC Chapter 8. Accessibility <br /> improvements per IEBC Section 705.2 shall be included in the project. Potentially <br /> inaccessible elements include, but are not limited to, the bathrooms, stairs, ramps, entryway <br /> doors, and parking. Where the building is made to be less than fully-accessible per one of <br /> the exceptions, documentation substantiating the limited accessibility improvements shall be <br /> submitted for review. See IEBC Section 806.1. <br /> 7. Sheet A-1.1 specifies installation of new Door D102. The doorway and exterior landing shall <br /> be modified to provide the required maneuvering clearance per ICC A117.1-09 Section <br /> 404.2.3.2 and Figure 404.2.3.2(f); the Door Schedule shall state in the notes that a door <br /> closer shall not be provided unless a minimum 54-inch width is provided. Alternatively, the <br /> door swing may be reversed to provide the maneuvering clearance per Figure 404.2.3.2(g); <br /> the door closer shall similarly not be provided.
