Structural and geotechnical special inspections are required for this project. A statement on <br /> special inspections has not been provided and shall be submitted with the permit <br /> documents. The statement shall include a table listing each type of special inspection and <br /> shall specify the extent of each inspection (e.g., continuous, periodic) per IBC Section <br /> 1704.3.1. Special inspections may include, but are not limited to: soil inspections per Table <br /> 1705.6; concrete foundations, stairs, and post-installed anchors (i.e., stair handrails) per <br /> Table 1705.3; and masonry per Section 1705.4. See IBC Sections 107.1, 1704.2.3 and <br /> 1704.3. <br /> 2. The construction drawings include work that has been deferred by the designer. A <br /> statement of deferred submittals shall be added to the construction drawings listing work <br /> designated as deferred submittals. The note shall include a statement requiring the <br /> designer-of-record to review the deferred submittals and verify conformance with the <br /> construction documents. See IBC Sections 107.2.1, 107.3.4, 107.3.4.1, and 107.4. The <br /> following is a summary based on a review of the construction documents: <br /> a. Door awning per Elevation 1/A-2.0. <br /> 3. Elevation 1/A-2.0 includes an awning attached to the existing wall. The design of the <br /> awning and the connections have been deferred by the designer-of-record to the <br /> manufacturer. The construction drawings shall specify design criteria for the design of the <br /> awning and connections to the existing wall. The drawings shall specify wind pressures <br /> including uplift on the awing, and connection loads to the wall. A diagram shall be included <br /> in the construction drawings depicting the design loads. Loads shall be determine in <br /> accordance with ASCE 7-10 Chapter 30. See IBC Sections 1603.1.8 and 1609.1. <br /> 4. Partial Plan 1/A-3.0 shows a new retaining wall adjacent to the stairs. The following <br /> comments shall be addressed: <br /> a. The wall design does not appear to be complete. Missing information includes but is not <br /> limited to: material requirements for the CMU blocks, grout, and reinforcement; rebar <br /> vertical and horizontal spacing; and foundations. See IBC Sections 107.2.1 and 1603.1. <br /> b. Structural calculations for the design of the wall shall be submitted for review. The wall <br /> is located adjacent to parking spaces and must support vehicle surcharge loads in <br /> addition to active and seismic surcharge pressures. See IBC Sections 1604.1, 1605.1.1, <br /> 1605.2, 1610.1, and 1807.2. <br /> 5. The handrail in Section A-A/A-3.0, including the base connections, shall be design for the <br /> loads per IBC Section 1607.8. Calculations substantiating the design shall be submitted for <br /> review. Additional detailing for the handrails, including but not limited to the post base <br /> plates and welding, and post maximum spacing, shall be specified in the drawings. Note <br /> that Section A-A appears to only require connections at the top and bottom post; the <br /> intended construction shall be reviewed and revised as needed.
