If the distance is less than 3 feet, the openings shall be <br /> removed completely on this side of the building. <br /> Response: <br /> The fire separation distance on the north side is less than 5-feet but greater than 3-feet. The <br /> existing window opening shall be replaced with a 2-hour rated window/wired glass. The <br /> applicant proposes to paint the existing fire rated metal door with Contego International <br /> Intumescent Coating for steel to achieve the require 2-hour rating. <br /> b. The fire separation distance on the east side is not dear. Based on the dimensions on <br /> Sheet C-1.0, the distance is approximately 3 feet Documentation substantiating the fire <br /> separation distance to the property line shall be submitted for review; openings are not <br /> permitted for less than a 3-foot distance. Documentation substantiating the percent of <br /> protected and unprotected openings shall be submitted for review. The existing <br /> openings shall be rep/aced with protected openings as required by Table 705.8. New <br /> opening elements shall have thermal ratings as required by WSEC-15. New glazing shall <br /> be safety glass as required by IBC Section 2406.4, <br /> Response: <br /> The fire separation distance from the property line on the east side is 8-feet 7-inches. Per Table <br /> 705.8, unprotected, non-sprinklered allowable opening area is 10% when the distance is more <br /> than 5-feet but less than 10-feet. One 24"x27"window shall be removed, and the opening <br /> framed in and finished to reduce the area of openings to under 10%. See sheet A-2.1. <br /> Egress; <br /> 5, The plan on Sheet A-1.2 shows a ramp on the interior side of the entry doorway, which is <br /> not permitted. Doors shall have landings on each side that are located at the same <br /> elevation. The design shall be revised. Note that the proposed landing does not address <br /> the step between the ramp edges and the finished floor surface. The ramp shall be <br /> designed per the requirements of IBC Section 1012, as well as the requirements of Section <br /> 1101.2 and ICC A117.1-09 accessible routes, including but not limited to landings, edge <br /> protections, maneuvering clearances, non slip surfaces, thresholds, and handrails See IEBC <br /> Sections 1012.4.1 and 7051. <br /> Response: <br /> The entry door has an existing exterior landing, a new interior landing is proposed to be added <br /> at the same elevation. The ramp has a rise of less than 6", the top of the new landing is less <br /> than 3"above the finished floor, so handrails are not required per IBC Section 1012.8. The <br /> interior landing is proposed to be a non-slip surface with edge protection on the open side. The <br /> ramp edges will be flared per IBC section 1012.10.
