• •
We observed the following conditions:
Roof Framing/Third Floor Units
The roof framing was reviewed from the ground and from the third floor units, where
possible.
1. The majority of the north half of the roof between the west end of the building(above
Unit 111) and the unit separation above Units 116/117 has collapsed down onto the
flat roof sheathing. There are areas of roofing/roof framing that remain in this section
(typically above the decks).
2. The roof framing over the exterior walkway south of the central stairwell is typically
not charred or is covered with undamaged soffit away from the stairwell. The roof
framing around the central stairwell and above the adjacent exterior walkways has
significant char. A portion of the roof framing to the north of the stairwell over the
walkway has been completely consumed by the fire. The framing over the remainder
of the walkway to the north stairwell is charred to varying degrees, with the more
significant char closer to the north end of the building.
3. We reviewed Units 111/112 and 113/114 from the hallway and entered Units 115,
116 and 117. The flat roof is collapsed above Units 111, 113 and 114. The flat roof
joists have char above Unit 112. A small portion of the flat roof is collapsed above
the kitchen and bath in Unit 115,adjacent.to Unit 114. There is severe char on
several joists in the northwest corner of the nook in Unit 117 and the adjacent
northeast corner of the nook in Unit 116.
4. The flat roof framing is typically not charred or covered with GWB above the
southern bedrooms (this was noted in Units 112 through 116). Note that we did not
review the flat roof joists above Unit 111. However, we noted several areas where
the flat roof sheathing was significantly decayed.
5. While moisture was observed in Unit 11.8, no structural damage was observed.
6. Units 119 and 120 were not accessed because they were locked.
Third Floor Framing/Second Floor Units
The third floor was reviewed from the second floor units.
7. We did not enter Units 101 or 102, only reviewed them from the hallway. There are
charred floor joists above Unit 101. While Unit 102 appeared to have only minimal
char; further review is necessary to determine if there is structural damage to the floor
framing above. The deck outside Unit 101 also has charred framing.
8. While moisture was observed in Units 103 and 106,no structural damage was
observed. Units 109 and 110 appeared to have only minor moisture.
9. Units 104, 105, 107 and 108 were not accessed because they were locked.
10. The exterior walkway is typically covered by the soffit east of the central stair, but
charred framing starts above Unit 104. In one location at the walkway outside Unit
102/103,two joists are completely consumed by char and are not supported by the
exterior beam(at a vent location below Units 112/113). The exterior beams and posts
are charred to varying degrees at the north end of the walkway for approximately 40'.
16001ltrthe bluffs 1/4/16
2
L
