MAY-31-01 07�02 FROM.CITY OF EVEREiT CHIP ID.4262 B62B <br />C_: <br />(e) CompaUbility of proposed structures and improvements with <br />surrounding properties, induding the size, height, location, setback and <br />arrangement of all proposed bulldings and facllides, especially as they <br />relate to Iight and shadow impacts on more sensitive land uses and less <br />intensive zones. <br />(� The number, size, and locatlon of signs, especially as they relate <br />to more sensitive land uses. <br />(g) The landscaping, buffering, and screening oi buildings, parking, <br />loading and storage areas, especially as they relate to more sensiUve <br />land uses. <br />(h) The generation of nuisance irritants such as noise, smoke, dust, <br />odor, glare, visual biight, or other undesirable impacts. <br />(I) Conslstency with the goals a�d policies of the Everett General <br />Plan for the area and land use designation which the property is located. <br />Q) Compliance with the provisions of this ordinance and other City, <br />State, and Federal regulations. <br />(k) Accessibility to publlc translt and trafflc reduction measures <br />proposed by the Applicant to reduce dependence of the proposed use on <br />the automobile. <br />In addition to the "General' Evaluation criteria, the Special Property Use <br />Permit "Specific" Evaluation criteria as set forth in EMC 19.41.150.D.1.c <br />must be satisfied. These criteria include: <br />(a) All utiliry and communications facilities shall be designed, <br />landscaped, or othe►wise screened to ensure compatlbllity with <br />surrounding properties. <br />(b) Antennas associated with above ground utility of communication <br />facilities shall be located on existing or replacement towers or stnictures <br />to the maximum extent technically teasible to discourage the proliferation <br />of tower structures. <br />(c) Tower structures for above ground utility andior communications <br />facilities shall not be located in or wlthin 300 feet of residentially zoned <br />3 <br />PAGE 3/7 <br />
