INFORMATION FOR DEVELOPER: The following information is provided for the developer's benefit. These are not SEPA conditions but are associated with other laws or requirements. All requirements are preliminary in nature,and are based upon the preliminary site plan and the ordinances in effect at time of submittal for SEPA review. The proposal must comply with all ordinances in effect at the time a complete building permit application is filed, including those not specifically set forth herein. Contact the Planning Department for information regarding appeals processes for the requirements listed in this document. 1) The site is located within the Everett Smelter Site,where soils and groundwater typically contain arsenic, lead, or cadmium above state cleanup levels. The Everett Smelter Site Upland Area Final Cleanup Action Plan/Final Environmental Impact Statement(FCAP/FEIS,Ecology Nov. 1999,as amended),incorporated by reference and available at the City Planning department,describes and adequately analyzes the Everett Smelter Site conditions,land use,and cleanup plan, including protective measures("institutional controls")to be used in areas where contamination may remain after cleanup. Before starting construction,the applicant/proponent shall consult with the Snohomish Health District or Washington State Department of Ecology regarding soil excavation,management and disposal, if any,and any required sampling of on-site soil to assure that surface soils(top two feet)meet FCAP/FEIS or other applicable standards. Comments from the Engineering/Public Services Department—Benyam Stephanos—425.257.8810 2) Stormwater on the site shall be managed in accordance with the City of Everett's 2010 Stormwater Management manual or the 2005 Ecology Stormwater Management Manual. 3) All new parking areas shall comply with City of Everett standards.Existing non-conforming parking is exempt from this requirement. 4) Refer to the Fire Department comments for fire related issues. 5) Any grading/fill on this site shall be done so as to not impact the surrounding properties. 6) Lack of comment on the plans submitted with the application does not constitute approval of these plans. 7) Repair the sidewalk by the driveway.
