19. ACCEPTANCE of PREMISES. Lessee acknowledges that it is presently <br /> in possession of the Premises, and accepts the same in its present condition. <br /> 20. TERMINATION. This lease agreement may be terminated by Lessor <br /> for any of the following reasons: <br /> a. For default in making any payments hereunder or for violation of <br /> any of the terms, covenants or conditions of this lease; provided, however, that <br /> this lease agreement shall not be terminated for failure to make the rental <br /> payments or for violation of such terms, covenants or conditions until after <br /> Lessor has given Lessee written notice of such default, and twenty days have <br /> elapsed after such written notice without such default having been corrected. <br /> b. For filing of a petition under any bankruptcy or insolvency laws or <br /> similar proceeding; the appointment of the receiver of the property of Lessee; or <br /> the making by Lessee of a general assignment for the benefit of its creditors. <br /> c. For abandonment of the Premises by Lessee. <br /> If termination is effected for any reason specified above, Lessee shall continue to be <br /> liable to Lessor for rental payments required by this lease agreement. Lessor agrees, <br /> however, to take all reasonable steps to secure a new tenant and thereby mitigate <br /> Lessee's responsibility for rental payments. <br /> d. This lease can be severed should circumstances arise that are <br /> monetarily above and beyond either Lessor or Lessee's ability to afford due to <br /> government regulations. <br /> 21. FORFEITURE. Lessor is entitled to terminate the lease agreement <br /> for any of the reasons specified above, then it shall be optional with the Lessor to <br /> declare this lease agreement forfeited and the term thereof at an end, and to <br /> immediately, without notice or process of law, re-enter and take possession of the <br /> Premises, using such force as may be necessary to remove all persons, personal <br /> property and effects therefrom. Lessor shall in no event be liable for any damage or <br /> loss to personal property by such reason of forraui a and entry. Le's o shah have the <br /> �/D <br />
