Please describe the existing structures,hard surfaces,slopes,drainage patterns,drainage <br /> pipes,vegetation,etc. <br /> The existing site is comprised of an existing wood frame apartment building, an existing <br /> gravel surface parking lot parallel with the alley with 20-ft deep stalls perpendicular to the <br /> building along the full length of the westerly property line, a second floor stairway to the <br /> parking lot, a front concrete walk and stairs to the building main entrance on the east <br /> side, a concrete walk in-between two retaining walls leading to cellar entrance on <br /> building south side,with mature cedar trees covering the southeasterly quadrant of the <br /> property, and a front lawn extending to the north side of the building where a single <br /> mature tree stands. Drainage is over the surface to the south and southwest via the <br /> inverted paved alley to a low point with a public storm drain catchbasin. Presently, the <br /> storm drain pipe flows to the east under the existing neighboring building to the south. <br /> 2.
