4. The new portable building does not include restroom facilities and requires the facilities in an existing building to meet the
requirements of Section 2902.1. The accessible conditions of the existing portable toilet building are unknown. If the existing
building is not fully accessible per/CC A117.1-09, the existing building shall be upgraded per the requirements of iEBC
Section 705.2. Documentation substantiating the existing conditions, and modifications as needed, shall be submitted for
review. See IBC Sections 1109.2 Exception 7 and 29023.1.
Response: The ADA toilet issue was discussed between the Owner, Architect and Building Officials
on July 12 and for this project only, ADA updates will not be required but the district understands that
there will be updates required in future portables, tenant improvements and additions.
5. Partial Plan 5/A2.02 indicates a ramp on the south side of the upper landing. The following comments shall be addressed:
a. The plan specifies a ramp slope of 1:8. The ramp appears to be part of the egress route, and therefore the increased 1:8
slope per IBC Section 1012.2 is not permitted for this location. The ramp slope shall not exceed 1:12. The ramp shall be
revised. See IBC Section 1101.2 and ICC A117.1-09 Section 405.2.
b. The plan shall specify that the ramp be provided with a slip-resistant surface. See IBC Section 1012.7.1.
Response: The ramp slope has been reduced to 1:12 and a slip resistant surface called out. See
revised Sheet A2.02.
STRUCTURAL
1. Structural and geotechnical special inspections are required for this project. A statement on special inspections has not been
provided and shall be submitted with the permit documents. The statement shall include a table listing each type of special
inspection and shall specify the extent of each inspection (e.g., continuous, periodic)per IBC Section 1704.3.1. The table
shall include special requirements for seismic and wind resisting systems as required by IBC Sections 1704.3.2 and 1704.3.3,
respectively. See IBC Sections 107.1, 1704.2.3 and 1704.3.
Response: A Statement of Special Inspection (SSI) is now included. See page 14 in the Revised
Foundation Calculations
2. The resistance of lateral forces from the building appears to be provided by the soil anchors shown in Detail 5/F1 and as
discussed in Structural Note 5 on Sheet Fl. Additional comments regarding the soil properties for use in the anchor design
are provided above. The following comments shall be addressed:
a. Structural calculations substantiating the design of the anchors shall be submitted for review. Documentation from the
manufacturer, including a current ICC Evaluation Service Report (ESR) or equivalent, shall be submitted as needed
substantiate the anchor capacity. See IBC Sections 1810.1.1, 1810.2.4, and 1810.3.
Response: Revised Foundation Calculations are attached. Included are the manufacturer's third-
party testing
b. The design loads to each anchor shall be determined by tributary areas or another valid distribution method. Note that
the anchors aligning with the exterior walls appear to resist more loads than the interior anchors due to the roof loading
being resisted by the exterior wall lines. The design loads for each anchor shall be substantiated. See IBC Section
1604.4.
Response: The anchors use the floor system to distribute the building movement to each soil
anchor. The floor diaphragm is substantially stiffer than the soil anchors providing a uniform strain
to the soil anchor straps.
c: Detail 5 and Note 5 shall specify the specify model of the anchor and straps required. See IBC Sections 107.2.1 and
1603.1:
Response: Model of anchor and straps listed under Structural Notes no 5. See revised sheet Fl.
d. Note 5.3 states that the anchors shall be installed at a 60-degree angle from horizontal. This angle of the anchor relative
to the restrained building shall be shown in Detail 5. See IBC Section 107.2.1.
Response: Angle of straps are listed under Structural Notes no 5. See revised sheet Fl.
L,(3)
Response to Correction Letter-Portable at Horizon Elementary School/Project No.B1906-015
