Calculations substantiating the design of the strap connection to the structural shall be submitted <br /> for review. See IBC Section 1604.1. <br /> Response: Anchor Straps are wrapped around the module rim joists at the module factory. Tails <br /> of the straps are temporary attached to the bottom of the module for connection of the soil anchors <br /> per the soil anchor manufacture installation manual. <br /> f. Continuing with the previous comment,the straps shall be connected to structural framing that are capable of transmitting <br /> the design loads to the straps. Calculations substantiating the load path shall be submitted as needed. The structural <br /> shall include supplemental framing as needed to provide the required load path. See IBC Sections 1604.1 and 1604.4. <br /> Response: As per the response to e. above, the anchor straps are wrapped around the module <br /> rim joists at the module factory and connected in the field. Additionally, per the response to b. <br /> above, the floor diaphragm is sufficient to transfer the load to the anchors, no additional framing is <br /> needed. <br /> 3. Structural Note 2.6 on Sheet Fl states that the allowable soil bearing strength is 1,000 PSF. The following comments shall <br /> be addressed: <br /> a. The bearing strength units shall be revised to"PSF". <br /> Response: Soil bearing value will be shown in terms of PSF, not PSI. <br /> b. The specified bearing strength appears to correlate to the Moderate Risk Option(Option 2)per page 7 of the geotechnical <br /> report. Per page 8,this option has a total estimated settlement of 1 to 2 inches. The lateral straps between the building <br /> and soil anchors in Detail 5/F1 appear to provide tension-only resistance, which will be nullified if the estimated <br /> settlement occurs. The Engineer-of-Record (EOR) shall comment on how the integrity of the lateral system will be <br /> maintained if significant settlement occurs. Additional requirements shall be provided in the constructions to mitigate <br /> the impacts of settlement on the anchorage system. See IBC Sections 107.2.1 and 1604.4. <br /> Response: A statement on expected settlement is included in the new geotechnical addendum, <br /> (dated July 23, 2019, and prepared by GeoTest Services, Inc.). and expected to be a long term <br /> condition. If and when settlement occurs and is sufficient to loosen straps, the straps can be <br /> tightened. <br /> Thank you so much for your time.
