Sheet A-2 shows a partial elevation for the ground floor bathroom. The height of the toilet <br /> shall be specified as a minimum of 17 inches and a maximum of 19 inches. See IBC Section <br /> 1101.2 and ICC A117.1.-09 Section 604.4. <br /> Energy: <br /> 26. Section B-B/A-6 shows a section through the addition exterior wall foundation that appears to <br /> show rigid insulation between the foundation and slab-on-grade. The drawings shall require <br /> the foundation insulation to be minimum R-10. The insulation shall extend for a depth of 24 <br /> inches below the top of the slab. See WSEC-15 Table C402.1.3. <br /> Miscellaneous: <br /> 27. Both floors of the building appear to have occupancy loads exceeding 30 people. Each floor <br /> shall be provided with a least one drinking fountain per IBC Section 2902.5.1. Each fountain <br /> shall be accessible per Section 1109.5. <br /> 28.The ground floor bathrooms on Sheet A-2 shall have ventilation per IMC Sections 403.3.1.1 <br /> and Table 403.3.1.1. The construction drawings shall be revised to specify the required <br /> ventilation. See IBC Section 1203.1. <br /> 29.The building shall meeting the ventilation and heating requirements of IBC Sections 1203.1 and <br /> 1204.1. The construction drawings shall specify modifications to the existing systems or <br /> indicate new system components satisfying these requirements. See IBC Section 107.2.1. <br /> 30.The floors and walls in the ground floor bathrooms on Sheet A-2 shall have a non-absorbent <br /> surface per IBC Sections 1210.2.1 and 1210.2.2, respectively. Modifications to the main floor <br /> bathrooms on Sheet A-1 shall similarly satisfy these sections. The construction drawings shall <br /> be revised to specify the required finish materials. See IBC Section 107.2.1. <br /> 31.The multi-use room on Sheet A-2 appears to include a domestic oven-range appliance with a <br /> hood. The hood shall comply with IMC Section 507.1.2 and Table 507.1.2. The proposed use <br /> of the oven shall be clarified, and the corresponding hood required (i.e., residential or Type I) <br /> shall be indicated in the construction drawings. If a residential hood is provided, the minimum <br /> exhaust rate shall be as specified for kitchens in private dwellings per Table 403.3.1.1. <br /> Structural <br /> General: <br /> 1. The construction drawings do not include structural notes. The drawings should specify design <br /> loads and other information pertinent to the structural design per IBC Section 1603.1. <br /> Geotechnical information, including but not limited to the design soil bearing pressure, should <br /> be specified per IBC Section 1603.1.6.
