Mr. Randy Heltne
Everett Housing Authority
Plan Check Number: B1807-032, First Review
September 14, 2018
2. The project does not appear to include a geotechnical investigation of the project site soils.
Based on the location of the project site, the design soil load bearing values shall not exceed
the presumptive values of Table 1806.2. The design values shall not exceed those for Class 4
materials without classification of the site soils or performance of a geotechnical investigation
by a qualified geotechnical engineer. See IBC Sections 1603.1.6, 1603.1.8, 1803.1, 1803.5.1,
1803.5.2, and 1806.2.
3. The construction drawings do not include material requirements for the structural systems.
Material properties, connection requirements, fabrication and coating requirements, and other
information required to perform the structural work should be specified in accordance with the
following design standards:
a. Concrete: IBC Sections 1901.5.
b. Steel: IBC Section 2205.1, AISC 360-10 Section A4, and AISC 303-10 Section 3.1.
c. Wood: IBC Section 2306.1, and NDS-15 and AWC SDPWS-15.
4. The project includes wood framing exposed to weather. The wood notes in the structural
general notes shall require all wood exposed to weather to be preservative-treated or
naturally-durable wood. The note shall require the cut ends of preservative-treated wood to
be coated with a preservative treatment complying with AWPA U1. See IBC Sections
2304.12.1 and 2304.12.2.3.
5. The construction drawings include work that has been deferred by the structural engineer. A
statement of deferred submittals shall be added to the drawings listing work designated as
deferred submittals. The note shall include a statement requiring the engineer-of-record to
review deferred submittals and verify conformance with the construction documents. See IBC
Sections 107.2.1, 107.3.4, 107.3.4.1, and 107.4. The following is a summary based on a
review of the construction documents:
a. Metal plate-connected wood trusses.
6. Structural and geotechnical special inspections are required for this project. A statement on
special inspections shall be submitted with the permit documents. The statement shall include
a table listing each type of special inspection and shall specify the extent of each inspection
(e.g., continuous, periodic) per IBC Section 1704.3.1. The table shall include special
requirements for seismic and wind resisting systems as required by IBC Sections 1704.3.2 and
1704.3.3, respectively. See IBC Sections 107.1, 1704.2.3 and 1704.3.
7. The project includes work that will be performed on the premises of fabricators'shops. Special
inspections are required to be performed by the fabricators unless they are registered and
approved to perform work without special inspections. The general notes should be revised to
list work being performed by approved fabricators. Work not being performed by approved
fabricators should be added to the list of special inspections. See IBC Sections 1704.2.5,
1704.2.5.1, and Section 1704.5 Items 1 and 2. The following work shall be specified in the
notes:
a. Concrete reinforcement fabrication and bending (IBC Section 1705.3)
b. Metal plate-connected wood trusses (IBC Sections 2303.4.6, and 2303.4.7).
—6ofii
CITY OF EVERETT • 3200 Cedar Street • Everett, WA 98201 • (425) 257-8810 • Fax(425) 257-8857
