Mr. Randy Heltne <br /> Everett Housing Authority <br /> Plan Check Number: B1807-032, First Review <br /> September 14, 2018 <br /> Foundation System: <br /> 8. The foundation plan on Sheet A-3 shows a continuous foundation for the addition exterior wall. <br /> A detail showing the foundation construction shall be provided. The bottom of the footing shall <br /> be at least 12 inches below grade. Transverse footing reinforcement and vertical wall <br /> reinforcement shall be specified. See IBC Sections 1603.1, 1809.4, 1901.2 and 1901.5 Item 3. <br /> 9. The foundation plan on Sheet A-3 appears to show concrete footings supporting the new steel <br /> beam on Sheet A-4. It is unclear if the plan shows the wood posts or concrete pedestals for <br /> the posts. The detail shall be clarified and provided with additional reinforcement as needed. <br /> The posts shall be provided with positive connections to the foundations. Where the posts are <br /> in direct contact with the foundations, the posts shall be preservative-treated or naturally <br /> durable wood. See IBC Sections 107.2.1, 1901.5 Item 3, and 2304.12.2.2. <br /> 10.The floor plan on Sheet A-2 shows a new interior load-bearing wall. The wall shall be provided <br /> with sill plate anchorage, similar to the exterior walls, to the grade beam shown in the <br /> foundation plan on Sheet A-3. Other non-load bearing walls shall be provided with connections <br /> to the slab-on-grade. All connections shall be adequate to resist out-of-plane loading per IBC <br /> Section 1607.14. <br /> Gravity System: <br /> 11.The existing roof supports overframing per the roof plan on Sheet A-7. The additional weight <br /> exceeds 5% of the existing design loads and shall be evaluated for full IBC design loading. <br /> Note that the gravity system appears to include posts per Sheet A-7 that transfer loads from <br /> the roof to the main floor framing per Sheet A-4. The posts do not appear continuous to th'e <br /> foundation for at least two locations and do not clearly bear directly on joists or blocking. <br /> Calculations substantiating the load path supporting the overframing shall be submitted for <br /> review, including but not limited to: roof trusses and joists, roof beams and ridge joists, posts, <br /> the main floor joists, beams, and posts transferring loads to the foundations, and the <br /> foundations. Multiple existing members in the load path provide the sole support for <br /> concentrated loads above and shall not include the stress increase for repetitive member action <br /> per NDS-15 Section 4.3.9. See IEBC Sections 807.4 and 1103.2. <br /> 12. Continuing with the previous comment, Sheet A-1 shows one of the roof posts being supported <br /> by a new 4x8 beam on (2)2x posts. The posts do not continue to the foundation per Sheets A- <br /> 2 and A-4, and one or both of the posts appear to bear on the floor joists. The load path <br /> should be reviewed. Calculations substantiating all framing in the load path should be <br /> submitted for review. The drawings should clarify that posts are required at both ends of the <br /> new beam, and specify support connections. See IBC Sections 107.2.1, 1604.1, and 1604.4. <br /> 13.The roof framing plan on Sheet A-7 appears to indicate trusses east of the existing wall line <br /> and 2x framing west of the existing wall line. However, Section B-B/A-6 indicates the roof <br /> construction consists of only roof trusses. The required construction should be reviewed and <br /> revised.
