Mr. Randy Heltne
Everett Housing Authority
Plan Check Number: B1807-032, First Review
September 14, 2018
14.The overframing design on Sheet A-7 is incomplete. The framing appears to require ridge
members and a vertical load-bearing element at the intersection of the ridge members.
Connections shall be specified between the framing. The west end of the west-most ridge
member may bear directly on the sheathing; blocking shall be provided at the load point as
needed. The structural design shall be reviewed and revised as needed. Calculations
substantiating the design of the overframing members shall be submitted for review. Note that
the 2x8 joists have spans up to 16 feet that appear to be overstressed. See IBC Sections
107.2.1, 1603.1, 1604.1, 1613.1, and 2306.1, ASCE 7-10 Chapter 30, and AWC SDPWS-15
Section 3.4.1.
15.The roof plan on Sheet A-7 specifies roof trusses spanning 41.5 feet. The trusses ae non-
uniform and have interrupted top chords due to the roof geometry. It is not clear that the roof
construction can performed as specified for the required span. Note that the first two trusses
will be approximately 24-inches deep or less. Preliminary design documentation including
manufacturer's literature substantiating the feasibility of the design shall be submitted for
review. See IBC Sections 104.11 and 1604.1.
16. Continuing with the previous comment, holdowns shall be specified for the roof trusses to
resist uplift loading due to wind. Calculations substantiating the holdowns shall be submitted
for review. See IBC Sections 107.2.1, 1604.1, 1613.1, and 2306.1, ASCE 7-10 Chapter 30, and
AWC SDPWS-15 Section 3.4.1.
17.The roof plan on Sheet A-7 does not specify framing for the east roof eve. The plywood
sheathing is not structurally adequate for the approximately 2-foot cantilever. A detail shall be
provided showing the required construction. The construction shall be sufficient to resist both
gravity loading (e.g., self-weight, snow) and uplift due to wind. See IBC Sections 107.2.1,
1603.1, 1604.1, 1613.1, and 2306.1, ASCE 7-10 Chapter 30, and AWC SDPWS-15 Section
3.4.1.
18.The floor framing plan on Sheet A-4 specifies a new steel beam at the existing exterior east
wall. See IBC Sections 107.2.1, 1603.1, 1604.1 The following comments shall be addressed:
a. The calculations are based on a 24'-8"span while Sheet A-2 indicates the span is 28'-3".
The calculations do not include an additional 15 psf partition load per IBC Section 1607.5.
It appears that the W12x45 beam noted in the calculations is overstressed and should be
revised. Note that the point loading, presumed to be from the roof, should be clarified.
b. The required size of the beam shall be specified on Sheet A-4.
c. Sheet A-2 appears to specify a 4x6 post at the north end of the beam. The support at the
south end shall also be specified.
d. Details and calculations for the connections between the beam and posts shall be
submitted for review.
CITY OF EVERETT• 3200 Cedar Street • Everett,WA 98201 • (425) 257-8810 • Fax(425) 257-88
