The detail does
not appear to represent the likely construction at this location. Most notably, the sheathing will
consist of existing and new sheathing connecting from the west and east sides, respectively. The
bolt heads should recess into the nailer to avoid performance impacts to the diaphragm. The detail
should be reviewed and revised as needed.See IBC Section 107.2.1.
Please see detail 5/S4.2 for the construction of the steel beam.
27. The construction drawings to not provide detailed to transfer loads from the roof diaphragm to the
shear walls, and shear loads from the second story shear walls and floor to the first story shear
walls. Details providing a complete load path interconnecting the elements of the lateral force
resisting system shall be submitted for review. See IBC Sections 1604.1,1604.4,and 2306.1,and
AWC SDPWS-15 Section 4.1.1.
Please refer to the attached structural drawings and details showing the shearwall nailing and
holddown connections between floors.
28. Sheets A-6 and A-7 indicate that a prefabricated roof truss may align with the existing east wall
below and provide a load path between the roof diaphragm and wall line. Design loads for the
trusses should be specified in the structural design criteria. If the truss is not part of the lateral load
path, tributary roof diaphragm loads shall not be directly applied to this wall line.See IBC Sections
107.2.1, 1603.1.8,and 1604.4,and ASCE 7-10 Section 1.4.
Please refer to the updated truss framing plan.
29. The wood shear walls do not appear to include holdowns at the ends to provide overturning
resistance. The sill plate anchors specified in the drawings do not qualify as holdowns. Holdowns
shall be provided connecting the boundary elements(i.e.,studs at the wall ends)across floor
framing and to the foundation. Calculations substantiating the design of the holdowns and
boundary elements should be submitted for review. See IBC Sections 1604.1, 1604.8.1, 1604.10,
2304.10.6,and 2306.1,and NDS-15 SDPWS Sections 3.4,4.1.4,and 4.3.6.4.2. See also IBC Section
1901.2,and ACI 318-14 Sections 17.2.3.4.3 and 17.2.3.3.
Holddown callouts have been added to the plans.
O
250 Avenue South,Suite 200
Edmonds,
WAWA 98020
ENGINEERING ph.425.778.8500 I f.425.778.5536
www.cgengineering.com
