Mr. Randy Heltne
Everett Housing Authority
Plan Check Number: B1807-032, Second Review
October 17, 2018
Gravity System:
11.This comment has not been completely addressed. The load path appears incomplete. See
IEBC Sections 807.4 and 1103.2, and IBC Sections 107.2.1, 1603.1, 1604.1, and 1604.4. The
following comment should be addressed:
a. Sheet A-7 specifies replacement of the existing ridge beams with new PSL beams. The
existing beams support existing roof joists framing in from both sides. Clarify how the
ridge beam will be replaced. Details for connections between the beams and the joists and
supports shall be provided in the structural drawings.
b. The existing 4x4 wood posts supporting the existing roof will bear on new framing at the
Main Floor story per Sheet A-1. The following components of the load path shall be
addressed:
i. Positive connections shall be provided between the existing posts and the supporting
beams.
ii. Positive connections shall be provided between the new beams and supporting posts.
iii. The post sizes at several locations are not specified.
iv. Positive connections should be provided between the posts and the beams below.
Where the posts do not extend through and bear directly on the posts, details showing
revisions to the floor framing to transfer the loads from the posts to the beams below
shall be included.
v. The 6x12 beam supporting the south roof post indicates a HU-series hanger. The
required hanger model should be specified.
c. The new posts from the roof framing will bear on new framing at the Ground Floor story
per Sheet A-2. The following components of the load path shall be addressed:
i. The northern roof post should be supported by two posts per Sheet A-1. Sheet A-2
only shows one post. The position of the post and of the supporting 4x18 beam do not
align with the posts above. The framing should be revised. Dimensions coordinating
the location of the beam should be provided.
ii. The PSL beam providing support for the northern roof post terminates at the north
exterior concrete wall of the building. The beam end should be provided with a
support.
iii. The eastern post supporting load from the south existing roof post should bear on the
PSL library door header. The post is not shown.
iv. Hanger interconnecting the beams, and positive connections between the beams and
posts, should be specified.
d. Foundation improvements have not been provided to support concentrated loads from the
roof above. Verify if new foundations are required. Details and calculations shall be
submitted for review as needed.
12.This comment has not been completely addressed. See the original comment and revised
Comment 11c above for additional information. See IBC Sections 107.2.1, 1604.1, and 1604.4.
13.This comment has not been completely addressed. The roof framing plan on Sheet A-7 has
been revised and specifies both truss and 2x overframing west of the existing wall line. The
required construction should be reviewed and revised. See IBC Section 1603.1.
•a•e6of10
CITY OF EVERETT • 3200 Cedar Street • Everett,WA 98201 • (425) 257-8810 • Fax(425) 257-88
