Mr. Randy Heltne
Everett Housing Authority
Plan Check Number: B1807-032, Second Review
October 17, 2018
14.This comment has not been completely addressed. See IBC Sections 107.2.1, 1603.1, 1604.1,
1613.1, and 2306.1, ASCE 7-10 Chapter 30, and AWC SDPWS-15 Section 3.4.1. The following
comments shall be addressed:
a. The overframing design on Sheet A-7 is incomplete. The required construction of the
overframing is unclear; see Comment 13 for additional information. The west end of the
west-most ridge member may bear directly on the sheathing; blocking shall be provided at
the load points as needed. The structural design shall be reviewed and revised as needed.
b. Calculation page 6 appears to indicate that the existing single 2x8 joists are overstressed
and shall be doubled. The framing plans do not indicate double framing at the roof joists.
15. No additional comment.
16. No additional comment.
17. No additional comment.
18.This comment has not been completely addressed. The floor framing plan on Sheet A-4
specifies a new steel beam at the existing exterior east wall. See IBC Sections 107.2.1,
1603.1, 1604.1 The following comments shall be addressed:
a. This comment has not been addressed. The calculations do not include an additional 15
psf partition load per IBC Section 1607.5. The beam design should be revised.
b. No additional comment.
c. The plan appears to specify the south post as a 5 1/8x5 1/4 while the north post is a 5 1/4
—square. Verify the required post size.
d. Verify that Detail 5/S4.2 provides the end support condition for the W12 beam. The detail
shall be referenced in the framing plans.
e. Continuing with Comment 18d, the following should be addressed for Detail 5/S4.2:
i. Verify if stiffener plates should be provided for the W12 bottom flange. These may be
required if the beam does not directly bear on the post. Note that stiffeners may still
be required if the beam bears directly on the post.
ii. Verify the connection capacity, including bolt bearing, if the beam does not directly bear
on the post. Calculations substantiating the capacity shall be submitted for review.
iii. Vertical-slotted holes shall be provided in the connection plates if the beam is intended
to transfer loads through direct bearing on the post.
19.This comment has not been completely addressed. The following comments shall be
addressed for the headers shown in the floor and roof framing plans on Sheets A-2, A-4 and A-
7, respectively:
a. The south wall header shall be specified. See IBC Section 1603.1.
b. No additional comment.
c. No additional comment.
d. No additional comment.
Lateral System:
20. No additional comment.
CITY OF EVERETT• 3200 Cedar Street • Everett, WA 98201 • (425) 257-8810 • Fax(425) 25 -
