• Plan Check#B1807-032 age 2 l 13. This comment has not been completely addressed. The building shall be provided with exit signs per IBC Sections 1013.1. The required locations of the signs shall be shown on the construction drawings. See IBC Section 107.2.1. Exit signs are shown on Sheets A-1 and A-2. See note on Sheet A-1 for required illumination. Accessibility 16. This comment has not been completely addressed. The project is a Level 2 alteration with primary function areas in the addition. Accessibility improvements shall be made to the existing building. A statement shall be submitted for review outlining the improvements made to the building. The statement shall be substantiated that the building has been modified to be fully-accessible. Where the building has not been made fully-accessible per IEBC Section 705.2 Exception 1, documentation substantiating that the 20% requirement has been satisfied shall be submitted for review. Item contributing to the 20%requirement shall be directly related to work improving accessibility in the current project. See IEBC Sections 1105.1 and 806.1 The existing entrances on the site are accessible and the new exterior exit on the new addition will be accessible. To comply with Level 2 alterations,the restrooms on the main level have been modified to show accessible restroom on that level. See attached letter from Housing Authority. 19. This comment has not been completely addressed. Modifications to the women's restroom (i.e., Room "9") on the Main Floor per Sheet A-1 have been removed from the project. Verify if these improvements are required to satisfy the requirements of IEBC Section 705.2 The restrooms on the main floor will have to be made accessible to comply with IEBC Sec 705.2. Modifications are now shown on the plans on Sheet A-1 20. This comment has not been completely addressed. Signs shall be provided by all accessible bathrooms. The location of the signs shall be specified on the plans. See IBC Section 1101.2 and ICC 117.1-09 Section 1111.1 Item 4 The location for accessible signage is shown on Sheet A-3. 21. The building is subject to change of occupancy from B-A-3. Each level of the building shall provide accessible parking per IEBC Section 1012.8.1 and 10128.2 Items 4, 5,and 6. The parking shall include van-accessible parking per IBC Section 1106.5 and shall be located per section IBC 1106.6. See IBC Section 1101.2 and ICC 117.1-09 Section 502. We were unaware that a parking plan based on the present requirements was submitted and approved in 2017 for the remodel of the apartment units. We have added the plan on Sheet A- 01. The parking meets present code requirements.
