19. Berkshire Drive and Evergreen Way are adequate to handle any increase of <br /> traffic. The increase of traffic will be minimal. (finding 45) <br /> 20. Public services are available to the site, including police and fire services. <br /> Utility services are also available. There will be no impact to traffic generated <br /> by the proposed use on the surrounding area. (finding 46, 47, and 50) <br /> 21. Pedestrian circulation and public safety have been addressed and with <br /> adherence to the conditions as set forth herein, there should be no impacts to <br /> them. (finding 35, and 63 through 65) <br /> 22. Off-street parking is not an issue in this matter. On-site circulation will be <br /> provided for both vehicular and pedestrian traffic. Site access is consistent with <br /> City standards. (findings 52 and 74) <br /> 23. Structures along Evergreen Way have similar height as that as proposed by <br /> CHS. The existing fire training facility on-site will be higher than the proposed <br /> facility. The facility will be compatible with the size, height and setbacks in the <br /> area. (findings 54 through 57, and 78, 79) <br /> 24. Signs are not an issue in this application. <br /> 25. Landscaping, buffering and screening of buildings, parking and storage areas <br /> have been considered, and development requirements have been established. <br /> (findings 71 through 73) <br /> 26. The generation of nuisance irritants will be generally limited to construction of <br /> the facility. After construction, little, if any, nuisance irritants should exist. <br /> Occasional vehicular traffic of emergency vehicles may occur on-site. (findings <br /> 56 through 60, and 70, 76) <br /> 27. The proposal is consistent with the Goals and Policies of the Everett General <br /> Plan. (finding 64) <br /> 28. The facility is consistent with the ordinances of the City of Everett, State of <br /> Washington and Federal regulations. <br /> 29. Easy access to the public transit and traffic reduction have been considered. <br /> (finding 65) <br /> 30. The design of the facility has been developed in a manner that addresses the <br /> needs of the residents. Emphasis will be given to safety, on-site open space <br /> and recreation facilities and pedestrian access. (findings 27, 63, and 66) <br /> 27 ,T <br />
