may require upgrading. Existing PUD #1 facilities and easements may require <br /> modifications or relocations at the expense of CHS. <br /> 14. There are approximately ten PUD #1 easements on the project's site. The <br /> relocation or removal of PUD #1 facilities to accommodate the development of <br /> the project are to be at the expense of CHS. All relocation and removal must <br /> coordinated with the PUD #1 prior to final design. <br /> 15. CHS shall include all utility work in its submittal of applicable permits. The cost <br /> of any utility work, either new or upgrade, to existing PUD #1 facilities shall be <br /> the expense of CHS and shall be in accordance with applicable PUD #1 policy. <br /> 16. CHS is required to supply the PUD #1 with suitable locations/easements on its <br /> property for any electrical facilities that must be installed to serve the proposed <br /> development. (PUD #1 has recommended that CHS contact the PUD #1 prior <br /> to design of the proposed project.) For information about specific electrical <br /> service requirements, CHS is encouraged to call the PUD #1's Everett office at <br /> 425-783-8272 to contact a Customer Engineer). <br /> 17. Parking shall be provided at one space for every four residents. Because 70 <br /> units are proposed, a minimum of 18 spaces are required. <br /> 18. Open Space must be provided at a rate of 200 square feet per resident for a <br /> minimum of 14,000 square feet. On-site recreational areas are required to <br /> provide at least 0.7 acres of"a recreational impact" credit. The open space and <br /> on-site recreational areas shall be maintained in a usable manner. <br /> 19. The following landscaping requirements for the site and hillside are required: <br /> . • CHS shall provide a minimum of a 20-foot wide landscape buffer of Type Ill <br /> landscaping along the north and south property lines of Lot 3. <br /> • CHS shall provide a minimum 5-foot wide buffer along the west and east <br /> property lines of Lot 3, except for those areas used for ingress/egress. <br /> • Landscaping within the.Alderwood easement area, as determined by <br /> Alderwood Water and Wastewater and City of Everett Utilities Department, <br /> shall be lawn and/or shallow root plantings where feasible. <br /> • Landscaping within the PUD #1 easement area along the west lot line of Lot <br /> 3 shall be plantings suitable to PUD #1's overhead utility lines, access and <br /> easement needs. <br /> • CHS shall restore the landscaping on the west facing hillside consistent with <br /> the Landscaping Plan, (as depicted in exhibit 5 admitted at the public <br /> hearing). <br /> • The Hillside Restoration Area, located along the west facing slope, from the <br /> Berkshire Drive right-of-way to the north property line on 6209 Evergreen <br /> Way (Jiffy Lube) shall be restored with the removal of invasive species and <br /> C3-3217-"-----3 <br />
