The building height of the facility is not to exceed 60 feet to the top of stair <br /> tower roof peak and 50 feet to the top of the main roof peak. The building is <br /> limited to no more than four stories above grade as depicted in Building <br /> Elevations (as depicted in exhibit 6 admitted at the public hearing). The <br /> building height shall be measured from the average base elevation of the <br /> building footprint to the highest roof peak. <br /> 21. The development of the project must follow the recommendations set forth in <br /> the Geotechnical Study done by Geotech Consultants, Inc. dated November 1, <br /> 2016. Prior to construction permit issuance, final development plans shall be <br /> reviewed by a Geotechnical Engineer to verify that the recommendations <br /> presented in the report are adequately addressed in the final design prior to <br /> construction permit issuance. <br /> 22. A Final Management Plan must be submitted with construction permit <br /> applications. A section shall be added to the plan addressing maintenance of <br /> perimeter landscaping and all outdoor areas on Lot 3 of the subject property. <br /> 23. CHS shall provide a covenant in a form acceptable to the City which runs with <br /> the land and provides that the supportive housing units shall be limited to <br /> occupancy of low-income households. <br /> 24. CHS shall provide a use covenant acceptable to the City that restricts the use <br /> of the building on-site to supportive housing use. Prior to construction permit <br /> issuance, the said covenant must be recorded on the title of the property. At <br /> the time of construction permit submittal to the City, a draft copy of the use <br /> covenant shall be provided to the City for review. <br /> 25. A Use Compliance Inspection or report may be required periodically by the City <br /> if determined necessary by the Planning Director. If a permanent supportive <br /> housing project is discontinued or abandoned, future use of the property shall <br /> be in conformance with the use and development standards of the underlying <br /> zone or overlay zone. <br /> 26. CHS shall coordinate with.the City Traffic Engineering Department to install one <br /> new street light on an existing PUD #1 utility pole on Berkshire Drive in the area <br /> approximately 300 feet east of Evergreen Way. The light shall be installed prior <br /> to the issuance of any occupancy permits. <br /> 27. If a complete application for required permits is not filed within eighteen months <br /> from the date of this decision, the land use permit shall be deemed terminated, <br /> unless a different time limit for this land use permit has been established by <br /> Federal, State or City law, or in an ex- - . -d development agreement.
