5. The exterior stairs and walkways should be designed for a minimum of 100 pounds live , <br /> load non-reducible. See IBC 2015 Table 1607.1. <br /> 6. On Detail 3/S3.0, a transfer condition is being proposed on this project. Please verify <br /> with calculations that the beam cand support the gravity loadings as well as the force <br /> couple (Tension/Compression) load effects associated from lateral loads of the shear <br /> walls. Please include factors such as overstrength if the governing lateral force is <br /> seismic when checking the beam. <br /> 7. The built up column of (2) 2x6's was checked in the permit calculations and then up- <br /> sized on the drawings to be (3) 2x6's or (1) 4x6 wood post. The permit calculations do <br /> not appear to account for the force couple associated with lateral forces. Please revise <br /> calculations to include the gravity load contributions as well as vertical loads resulting <br /> from lateral loads. <br /> All codes cited refer to the 2015 International Building Code (IBC), the 2015 International Fire <br /> Code (IFC), the 2015 International Mechanical Code (IMC), and the 2015 Washington State <br /> Energy Code (WSEC), as amended by the State of Washington and adopted by the City of <br /> Everett. The current IBC referenced standard for accessible design is the 2009 "Accessible and <br /> Usable Buildings and Facilities" (ICC/ANSI A117.1). Federal ADA regulations and standards may <br /> be more restrictive. These comments address building issues only. Additional revisions or <br /> additions may be required by other departments (such as Utilities, Traffic, Planning or Fire).
