March 1,2000 <br /> PUBIIC HEARING-C.B.002-2 <br /> President Campbell opened a public hearing regarding Council Bill No.002-2, <br /> a proposed ordinance amending the Zoning Code,Ordinance No.16]1-89,as <br /> amended in the 0-4 C-0 and 0-5 C-O.Clinic-OPoce Overlay Zone. <br /> Dave Koenig,Planning,stated dial this is a request by a property owner within <br /> the R-A C-O and R-5 C-0 overlay zones fora zone change.The zone change <br /> would allow for buildings to be Wt into she area where mixed use u required <br /> and instead of a 65%midentiai gross fear arta,it would he reduced m 33%. <br /> It would also get rid of the gross floor area ratio that's now required as pan of <br /> the Code aM it would then be consistent with the downtown arta. <br /> Reid Shoekey,representing the applicant: Brent McKinley,Vine Stteas <br /> Pamiers,staW that Glenn Wells,architect,and Brad McKinley are present to <br /> help answer any questions. <br /> Councilmember Warnock asked if it is necessary m make this change for one <br /> p jot.He also had questions regarding buffers. <br /> Dave Koenig explained that this is a code requirement and exceptions can't be <br /> made for projects;tertf,the rad for the proposed ordinance.The areas <br /> around all them sones are either commercial or multiple family so Gere is a <br /> buffer in that respect with regard to single residences.
