Without addressing these issues,Traffic Engineering cannot approve a driveway access onto Broadway. <br /> If these issues are addressed, a Broadway driveway would be restricted to right turn access only. <br /> 26. Project frontage shall be fully improved per current City of Everett standards.Existing face of curb <br /> reflects ultimate roadway design width. No roadway widening shall be required. All street lighting <br /> along project frontage shall be brought to current standards. City of Everett Traffic communications <br /> network runs along project frontage and any deficient or missing components along project frontage shall <br /> be brought to current standards. <br /> Fire Department Comments—Jim Venturo—425.257.8124 <br /> 1. Access -The International Fire Code requires that all new structures shall provide Fire Department <br /> access roads to within 150 feet exterior walking distance of all portions of the ground floor. Fire <br /> Department access roads (Fire Lanes) shall provide a minimum of 20 feet in width of unobstructed, <br /> paved driving surface, exclusive of shoulders,with a minimum clear height of 13'6". Inside turn radii <br /> must be 35 feet. Outside turn radii must be 55 feet for ladder apparatus. Slope approach and <br /> departure angles must not exceed 8 degrees. Fire lane grade must not exceed 10 percent. Fire lane <br /> construction must comply with AASHTO H30 load capacity(74,000 GVW). Fire Lanes will be <br /> posted and maintained as required by the Fire Department. Unorthodox access which meets code <br /> requirements but is too unusual for crews,will not be allowed. Call Fire Marshal's Office for <br /> apparatus specifications. <br /> 2. Buildings greater than 30 feet high require ladder apparatus access in accordance with the 2015 <br /> International Fire Code,Appendix D,D105. The unobstructed width of the access in the immediate <br /> vicinity of the building shall be 26 feet. At least one of the required access routes shall be located within <br /> a minimum of 15 feet and a maximum of 30 feet from the building and shall be positioned parallel to one <br /> entire side of the building. <br /> 3. Access -O.K. as shown on the site plan reviewed. <br /> 4. 3 Knox Boxes are required. 2015 IFC, 506.1 <br /> Order recessed box#3270 at www.everettfire.org. <br /> a. Stairway entrance to alley <br /> b. Lobby entrance <br /> c. Garage door entrance <br /> 5. Knox fire department connection caps are required for all OUTSIDE FDC and standpipe connection <br /> points. Order 2 caps#3043 at www.everettfire.org. <br /> 6. Fire lanes shall be provided as required in Everett Municipal Code 46.44. Fire lanes shall be identified <br /> by red curbs with white stenciling stating"NO PARKING-FIRE LANE" and vertical signs stating "NO <br /> PARKING—FIRE LANE—TOW AWAY ZONE—EMC 46.28.130". Location shall be approved by the <br /> Fire Code Official. Per field review from Fire Marshal's Office. <br /> 7. Premise Identification-Premises shall be clearly identified by the correct address at the street entry. <br /> Buildings shall be clearly identified so as to be visible and legible from the access road.
