facility to replace the 40-year-old system and design a new emergency/standby generator
replacementto increase the backup power capacity at the building.
Phase 1—Scope of Services:
1. The Phase 1 scope of work consists of Programming/Predesign and Schematic Design to assist the
team with dialing in the Scope of Work and anticipated Construction Costs.
Pre design:
1 Meetings as noted in the Prime Scope of Work
2 Review and confirm existing building electrical drawings with respecttothe Scope of Work
3 Review and confirm existing building mechanical drawings with respect to the Scope of Work
4 Identify code update requirements
5 Provide narratives and sketches to assist with scoping and cost estimating
Schematic Design(15%Design):
1 Meetings as noted in the Prime Scope of Work
Identify space constraints above ceilings and in utility rooms
2 Identify existing-to-remain/reused items and new components/devices
3 Provide narratives and drawings to assist with scoping and cost estimating
Mechanical Central Plant Schematic Design:
1 Provide a(15%) Design to replace the existing building central plant
2 Coordinate potential phasing scenarios
3 Identify major system components for central plant and terminal units
Backup GeneratorSchematic Design
1 Provide a (15%) Design to replace the existing building backup generator
2 Coordinate potential phasing schemes
3 Identify major components and distribution schemes
Phase 2—Scope of Services:(Fee not included in Base Services)
1. The Phase 2 scope of work extends the Schematic Design through Construction Documents and
Construction Assistance. Once a SchematicDesign approach has been approved,BCE will provide
standard DD, Permit and Construction Documents(plans and specifications).
2. It is understood that an ESCO may be selected to perform a portion of the Mechanical and
Electrical work. If an ESCO is selected to work on a portion of the scope, BCE will coordinate with
Everett and the ESCO to identify the scoping that is most advantageous to the City.
