MEP Scope Outline:(Phase 2) <br /> 1 The basic mechanical systems will consist of HVAC, DDC control system, plumbing and fire <br /> sprinkler designs. Fire protection design is limited to coordinating space requirements,design of <br /> the sprinkler riser and preparation of performance specifications. The scope of the mechanical <br /> utilities work is limited to fire sprinkler service,storm,waste and domestic water within five feet <br /> of the building. All else is considered outside the scope of our work,including the design of any <br /> grease interceptors,oil/water separators and sand sedimentfiltration tanks. <br /> 2 The basic electrical systems will consist of power, lighting,fire alarm and coordination with low <br /> voltage systems. The low voltage system designs for audio visual, data networks, electronic <br /> security and similar systems are described underthe extended services. <br /> 3 Fire alarm design will include device layout for coordination purposes. Fire alarm construction <br /> support will include one punchlist inspection and will be limited to product review, review of <br /> device layout,and general compliance with contract documents. <br /> 4 The basic services agreement covers formal su bmittal packages for Design Development,Permit, <br /> and Construction Documents. Informal check sets for coordination purposes are included under <br /> the basic services. Any additional formal submittals will be considered outside the basicscope of <br /> work and additional compensation will be negotiated at that time. <br /> 5 Permit documents are considered a basic service and include Washington State NREC forms for <br /> Mechanical and Electrical systems. BCE will submit Electrical Plans to the City of Everett Electrical <br /> Plan review separately from the Building Permit submittal. Any costs are considered <br /> reimbursable. <br /> 6 Revit(3D)effort for this project is included within the basic services fee structure.Submittals for <br /> DD,and CD will be based on AIA B101 Guidelines. We will limit Revit model updates to once every <br /> two weeksthroughoutthe design process. Anyrequirementstosupportgreaterdesign elements <br /> per submittal than required by the B101 guideline or a requirementto support increased model <br /> updates may result in additional fees beyond basicservices. Please note that we will not be able <br /> to accommodate model updates thatoccurless than(1)week before major deadlines. If changes <br /> are substantial,we may require more than(1) week to properly update the backgrounds,review <br /> the changes,and update the design. <br /> 7 As part of the bidding phase, BCE will issue drawing updates in lieu of addendum verbiage as <br /> necessary. <br /> 8 Construction assistance includes reviewing product submittals, responding to contractor RFIs, <br /> reviewing site progress (1 site visit for Mechanical and Electrical per month during the <br /> construction phase),and punch list. We will attend virtual meetings as necessary to answer <br /> questions and assist with construction progression. <br /> MEP Expanded Services:(Phase 2) <br /> 1. Telecommunication design includes cable television/data/voice outlet layouts, data network <br /> design, riser diagrams, telecommunication room elevations, interdisciplinary coordination, <br /> specifications and narratives. Enhanced design, detailing and owner coordination is required to <br /> ensure the proper set of systems is installed. We have included (3)separate meetings with the <br /> Page 9 of 15 <br />
