The Watershed Companyâ– EAIBlumen <br /> June 2012 <br /> The fire station and one-lane roadway are consistent with the zoning <br /> classification for the site in that they provide essential public facilities and <br /> structures. <br /> Environmental Consequences of Conversion Site <br /> Previous construction in 1996 and 2006 converted approximately 1.6 acres of <br /> native and naturalized vegetation associated with Sullivan Park to fire station <br /> and roadway use. The Sullivan Park uses that were converted to fire station and <br /> roadway use consisted of natural vegetated/forested areas and informal trails, <br /> and no formal park facilities or facilities/improvements that were constructed <br /> with federal LWCF funding were displaced. The overall park and recreational <br /> utility of Sullivan Park was not significantly impacted by the conversion. <br /> Development of Fire Station#7 and the one-lane roadway resulted in an increase <br /> in activity levels on the Conversion Site when compared to the previous <br /> undeveloped/forested condition of the site. However,the activity levels <br /> associated with the fire station and roadway are generally similar to or lower <br /> than adjacent uses in the area(I-5, 112th Street SE,Sullivan Park, and commercial <br /> uses to the north) and do not significantly impact uses and activities associated <br /> with Sullivan Park. <br /> No new development is anticipated for the Conversion Site and land use <br /> conditions on the site would remain as under the existing condition. <br /> Subsequently,no additional significant land use impacts are anticipated. <br /> 4.1.2 Replacement Site <br /> Existing Land Use <br /> The approximately 3.5-acre Replacement Site is located to the northwest of the <br /> Conversion Site,west of the Interurban Trail and north of 112th Street SE. The <br /> site primarily consists of forested/vegetated area,with informal trails traversing <br /> through the site. <br /> Land uses in the vicinity of the Replacement Site primarily include single-family <br /> residences,forested areas, and roadways. The area to the west of the site is <br /> comprised of established single-family residential neighborhoods(see Appendix <br /> A,Figure 4.1-4). Farther to the west, along 7th Avenue SE, are single-family and <br /> multi-family residences. <br /> To the north of the site are forested and vegetated areas with multi-family <br /> residences located approximately 0.25 mile farther to the north(Appendix A, <br /> Figure 4.1-5). <br /> Page 13 <br />
