Sullivan Park Fire Station Conversion <br /> Draft Environmental Assessment <br /> Adjacent to the eastern boundary of the site is the Interurban Trail, an <br /> approximately 15-mile multi-use trail that connects Everett,Lynnwood, <br /> Mountlake Terrace, and Edmonds in Snohomish County, and runs through King <br /> County to the City of Seattle. Farther to the east are I-5,the South Everett <br /> Freeway Station Park and Ride lot,commercial uses,and multi-family residences <br /> (Appendix A,Figure 4.1-6). <br /> The area to the south of the site includes a Snohomish County PUD substation, <br /> the Interurban Trail, and vegetated areas. Farther to the south are 112th Street SE, <br /> single-family residences, and multi-family residences(Appendix A,Figure 4.1-7). <br /> Planned Land Use <br /> Comprehensive Plan <br /> According to the City of Everett Comprehensive Plan Land Use Map, the <br /> Replacement Site is designated as Parks/Public Open Space(Appendix A,Figure <br /> 4.1-2),which is intended to provide for open space corridors within and between <br /> urban growth areas,including lands useful for recreation,wildlife habitat,trails, <br /> and connection of critical areas. <br /> Relevant policies for the Parks/Public Open Space designation include the <br /> following: <br /> Policy 2.6.1-The City shall continue to acquire and develop public park <br /> lands to serve the population of the Everett Planning Area,within the <br /> financial capabilities of the City,in accordance with the Parks and <br /> Recreation Plan. <br /> Policy 2.6.2-The City shall continue to require protection and/or <br /> enhancement of the open spaces provided by critical areas within new <br /> developments,in accordance with Section 37 of the zoning code, as now <br /> written or in the future amended. <br /> Zoning <br /> According to the City of Everett Zoning Map,the Replacement Site is classified <br /> as part of the Public Park Zone (P) (Appendix A,Figure 4.1-3)1. Permitted uses <br /> in this zone include an park and recreational activity,such as active and passive <br /> outdoor recreational activities,trails, open space,cultural activities,park <br /> buildings and structures,concessionaires, general park operations and <br /> 1 Prior to the purchase and rezone by the City of Everett, the Replacement Site was classified as <br /> part of the R-1 zone,which is generally intended for single-family residential uses and requires a <br /> minimum lot size of 6,000 square feet. <br /> Page 14 <br />
