Mr. Mcllvain
CRM Architects&Planners, Inc.
Plan Check Number: B1805-010, First Review
August 1, 2018
7. Sheet A1.1 specifies a total of 56 parking spaces. The minimum number of accessible parking
spaces shall be 3 per IBC Table 1106.1. One additional space shall be provided. The space
shall be provided with an access aisle per ICC A117.1-09 Section 502.4. An accessible route
shall be provided between the aisle and the sidewalk per IBC Section 1104.1. See IBC Section
1101.2. A third accessible parking space has been added. With curb ramp connecting access
aisle with accessible route. See site plan A1.1 and site access drawing A1.2 detail 4,
Energy:
8. The building sections specify R-30 continuous rigid insulation above the roof deck. See Section
B-B/A6.1 as an example. The roof shall be provided with a minimum insulation of R-38 per
WSEC-15 Table C402.1.3. The drawings should be revised. References to R-30 have been
revised to R-38.
9. The architectural drawings do not specify insulation for the exterior walls. The structural
drawings only specify insulation in the parapets per Details 3/S3.0 and 2/S7.0. The typical wall
stud spacing appears to be 16 inches. The architectural drawings should be revised to require
a minimum insulation of R-21 in the walls. See WSEC-15 Table C402.1.3. Wall insulation has
been noted to read R-21 drawings A6.1 and A6.3.
10.The architectural drawings do not specify insulation for the perimeter foundations. Detail
7/SF1.2 appears to indicate insulation with a note stating "INSULATION PER T24
REQUIREMENTS", which appears to be a reference to Title 24 of the California Energy Code.
The foundation shall be insulated per the requirements of the WSEC. The insulation shall
create a thermal break between the slab-on-grade and the exterior foundation if the insulation
is located on the interior of the foundation. See WSEC-15 Section C402.2.6 and Table Table
C402.1.3. Note has been Called out on A6.1 and A6.2. Structural drawings revised.
11. Sheet A7.1 specifies the exterior door and window elevations. See the WSEC-15. The
following comments shall be addressed:
a. The Type C door specifies an insulation value of R=2.38. The maximum factor for metal-
framed operable doors is U=0.4 per Table C402.4, or a maximum of R=2.5. The
specification shall be revised. Noted on the door and window elevations
b. The Type A and B doors shall specify insulation values of maximum U=0.6 or minimum
R=1.67 per Table C402.4. Noted on the door and window elevations
c. The Type D and E doors shall specify insulation values of maximum U=0.37 or minimum
R=2.7 per Table C402.1.4. Noted on the door and window elevations
d. The windows shall specify insulation an value of maximum U=0.38 or minimum R=2.63 per
Table C402.4. Doors type C have been eliminated by owner revision delta 1 and replaced
with storefront and door 5. Maximum U values and Minimum R values have been added to
door and window elevations.
age 3 of, lZ
CITY OF EVERETT • 3200 Cedar Street • Everett, WA 98201 • (425) 257-8810 • Fax (425) 257-
