• <br /> • 19.34.100.C:Surface parking lots for corner lots within Metro Everett shall have a minimum setback <br /> from a street side lot line of 5 feet,and a minimum front setback of 10 feet within the ULI.The <br /> proposal will have no surface parking lot setback from the street side lot line,.and will have a partial <br /> approximate 5 foot setback from the front lot line. <br /> • 19.34.110.A:Access to off-street parking areas shall be provided from the alley where available.The <br /> proposal will have access to the main off-street parking area provided from McDougall Avenue. <br /> • 19.35.060.A:10 feet of Type III landscaping is required along the street frontage,and either 15 feet <br /> of Type II or 10 feet of Type I landscaping is required along interior lot lines.The proposal will not <br /> have 10 feet of Type III landscaping along 33rd Street or McDougall Avenue,and will not have any <br /> landscaping along the south interior lot line. <br /> • 19.35.080.A: Parking areas which front on a street right-of-way shall provide a 10 foot wide <br /> landscaped area along the entire street frontage planted to Type III standards.The proposal will not <br /> have 10 feet of landscaping between the parking area and the right-of-way along 33rd Street or <br /> McDougall Avenue. <br /> REVI19-017: Preliminary Design Review <br /> The proposed design was evaluated based on the Metro Everett Uses and Development Standards in <br /> EMC 19.19 and 19.20. A final decision of overall project approval will be based on construction permit <br /> application review. Please note that although some design concepts listed below have received design <br /> concept"approval",all other departments,such as Building, Fire, Public Works and Traffic,will need to <br /> review the proposed construction drawings through the appropriate permit submittals for compliance <br /> with other City codes and standards.
