21.Final Short Subdivision Review and Fee:A final short plat review,inspection,and fee are <br /> required. This includes an inspection of the landscaping,fencing,and any other Planning <br /> Department conditions/zoning code requirements.The final short plat map must be submitted <br /> at the City of Everett Permit Services counter for review by scheduling an appointment with <br /> your Project Planner.Refer to the Final Short Subdivision Submittal Checklist for information <br /> on submittal requirements.An updated Subdivision Guarantee/Plat Certificate from your title <br /> company(current to within 30 days)must also be submitted with draft easements,a new <br /> Declaration of Ownership form,and a Declaration of Legal Documentation form.The final plat <br /> application form can be found in the Short Subdivision Application on the Planning& <br /> Community Development homepage at https://everettwa.gov under"Application&Handouts." <br /> 22. The following notes must be placed on the Final Short Subdivision Map: <br /> CONDITIONS OF SHORT SUBDIVISION APPROVAL: <br /> 1. It will be the responsibility of the property owners to maintain all required trees as <br /> shown on the approved Landscape Plan dated ; <br /> 2. Each lot is required to provide 600 square feet of private rear yard open space as <br /> defined in EMC Section 18.28.250. Placement of accessory buildings or structures <br /> or parking of vehicles within this required yard area is prohibited; <br /> 3. The existing dwelling on Lot 1 is required to provide four (4) surface off-street <br /> parking spaces. The parking pad shall meet City Design Standards; <br /> 4. The dwelling unit on Lot 2 is required to provide a garage meeting the minimum <br /> required standards of EMC 18.28.140 and a driveway meeting the minimum <br /> required standards of EMC 18.28.130(II)to provide a total of 4 off-street parking <br /> spaces; <br /> 5. The dwelling units shall have a defined front entrance, windows, and porch facing <br /> the street; <br /> 6. The entire front yard of each lot shall be landscaped prior to occupancy of the <br /> dwelling unit; <br /> 7. Heat pumps and other air conditioning equipment shall not be permitted within a <br /> required front or side setback area; <br /> 8. 13D residential sprinklers are required for the dwelling unit on Lot 2; <br /> V. The existing single family residence located on Lot 1 has a nonconforming detached single- <br /> car garage,which was certified under NCB 16-050.Lot 1 is required to maintain four off-street <br /> parking spaces. <br /> 2.
