4. Each map submitted must be titled appropriately per the Short Subdivision Application <br /> requirements. <br /> 5. Dispersion trenches and flow paths shall not be located within required private open yard <br /> spaces. <br /> 6. Additional landscaping is required in the front yard of Lot 1 along the front property line to <br /> mitigate for the decrease in landscape buffer between the easement road and the existing <br /> residence per EMC 18.28.080.B.3. Submit a revised landscaping/site plan to address the <br /> landscaping requirements at Public Works permit submittal. <br /> 7. The existing chain link fence at the north side lot line should be removed. A fence per City <br /> standard is required. <br /> 8. Encroachments and gaps must be resolved prior to submitting the final plat map per EMC <br /> 18.28.305. <br /> 9. Lot 2 must have the dwelling oriented towards the street per EMC 18.28.130.L. <br /> 10.A restrictive landscape covenant per EMC 18.28.080.K is required for this project prior to final <br /> approval. <br /> 11. School mitigation fees for the tee'« u:hLcl Li .t are required to be paid at the time of <br /> construction permit issuance. The school district impact fee for a new single family residence <br /> is currently $6,950.00. Fee rates may increase depending on what year a building permit is <br /> issued. <br /> PUBLIC WORKS COMMENTS—KIRK BROOKS 425.257.8814 <br /> 1. A Public Works Permit is required for this project. Detailed drawings in accordance with City <br /> Design and Construction Standards shall be submitted to the Public Works Department,showing site <br /> parking layout,landscaping,utilities,storm drainage,temporary construction erosion control,and all <br /> required improvements in the public right-of-way. Public Works Department approval of these <br /> drawings is required prior to any permits being issued. All improvements shall be completed, <br /> approved and warranted before the Occupancy Permit is issued/final approval is granted. <br /> 2. A paved driveway must be installed per City Standards prior to final approval. <br /> 3. Full standard half street improvements are required to 1st Drive SE including curb, gutter, sidewalk <br /> and drainage control per City Design Standards. Roadway should be coordinated with the frontage <br /> improvements at 10230 1st DR SE with 32 ft total roadway width. <br /> 4. The construction plans must be designed from a site survey performed by a licensed State of <br /> Washington land surveyor. <br /> 5. All exposed ground must be reseeded within 30 days of the completion of construction. If reseeding <br /> is not practical due to weather or season problems,the ground must be covered with mulch as directed <br /> by the City Engineer. <br /> Preliminary Approval <br /> Project No SS16-005 <br /> 10 of 11 <br />
