5. A paved driveway must be installed per City of Everett Design Standards prior to final <br /> approval. A 10 foot by 20 foot T-turnaround is required for Lot 2. The turnaround must <br /> be 5 feet off of the front lot line and shall not be used for parking. The turnaround must <br /> be screened per EMC 18.28.080.E.1. <br /> 6. Full standard half street improvements are required to 1st Drive SE including curb, <br /> gutter, sidewalk and drainage control per City Design Standards. Roadway should be <br /> coordinated with the frontage improvements at 10230 1st Drive SE with 32 feet total <br /> roadway width. The level of frontage improvements required is determined by the City <br /> Engineer or his designee and shall be based on the traffic and drainage impacts <br /> anticipated. <br /> 7. The construction plans must be designed from a site survey performed by a licensed State <br /> of Washington land surveyor. <br /> 8. All exposed ground must be reseeded within 30 days of the completion of construction. <br /> If reseeding is not practical due to weather or season problems, the ground must be <br /> covered with mulch as directed by the City Engineer. <br /> 9. Temporary erosion control measures for construction activity must be operational prior to <br /> commencement of any clearing or earthwork. <br /> 10. Any grading/fill on this site shall be done so as to not impact the surrounding properties. <br /> 11. City streets are to be kept clear of dirt and debris at all times during construction. Dust <br /> suppression and street cleaning must occur as directed by the Public Works Inspector. <br /> 12. A one-year guarantee is required on the public improvement for an amount not less than <br /> 10%of the cost of construction and shall run for one year from the date of final approval. <br /> 13. A water service and sewer stub must be installed to Lot#2 prior to final plat approval. <br /> 14. Stormwater shall be managed in accordance with the stonnwater standards in effect at the time a <br /> complete building permit application,or other type of construction permit application, is received <br /> by the City. The submittal of a complete short subdivision application prior to 12/31/2016 does <br /> not vest a project to pre-2017 stormwater management standards. <br /> 15. The required yard area must be shown on the final plat or short plat map. <br /> 16. The project's Public Works Project number is SS1202-2016-005. This number must be noted at <br /> the top and bottom of the final plat map. <br /> 17. Provide at least 4 parking spaces per lot, consistent with regulations under EMC <br /> 18.28.140. Lot 2 shall place the garage 35 feet from the front property line. <br /> 18. The parking layout must be consistent with City of Everett Standards. <br /> 19.
