the Hearing Examiner shall be final.Standing onto which to appeal is limited to the following: <br /> 1) the applicant or owner of the property on which the short subdivision is proposed; and 2) <br /> any property owner who deems himself aggrieved and will thereby suffer a direct and <br /> substantial impact from the proposed short subdivision. <br /> IV.FINAL APPROVAL OF THIS SHORT SUBDIVISION: All requirements,permits,and <br /> improvements listed below are required to be completed prior to submitting the final plat <br /> map. <br /> 1. A Public Works Permit is required for this project.Detailed drawings in accordance with <br /> City Design and Construction Standards shall be submitted to the Public Works <br /> Department,showing site parking layout,landscaping,utilities,storm drainage,temporary <br /> construction erosion control,and all required improvements in the public right-of-way. <br /> Submit 4 sets of Civil Plans (include landscaping plan sheets) with your Public Works <br /> permit application package along with 2 copies of Drainage Reports. A Landscape Plan,meeting the requirements of EMC 18.28.080 is required to be submitted <br /> with the Public Works permit application. Landscape plans must be prepared by <br /> professionals licensed or certified in Washington State. The landscape plan may be <br /> incorporated into the site development plan or provided separately. All trees are required <br /> to have a minimum caliper of 2.5 inches and a minimum height of 6 feet at the time of <br /> planting.Trees must be installed, stakes, and mulched prior to final approval. <br /> 3. A Planning Department review and inspection is required prior to final approval of the <br /> preliminary short plat improvements and recording of the final short plat map.This includes <br /> an inspection of the landscaping and any other Planning Department conditions/zoning code <br /> requirements.Call 425.257.8731 to schedule an inspection with your Project Planner. A minimum 4-foot-high wooden privacy fence is required along the north lot line of the <br /> easement access drive landscape buffer.
