411
Mr. Kurt Nelson
Rice Fergus Miller
Plan Check Number: B2001-027,First Building Review
February 7, 2020
11. Enlarged Elevator Plan 2/A40.01 shows the elevator shaft at the Main Level. The Main Level
Framing Plan on Sheet S21.01 specifies HSS columns that interrupt the fire barriers around the
shaft. The columns should be shown in Plan 2/A40.01. The designer-of-record should verify
that the required fire protection is not reduced by the columns interrupting the barriers. See
IBC Sections 3002.1, 713.2, 713.4, and 721.1.
Egress:
12.The Main Level Plan on Sheet A21.01 includes a new elevator. The elevator should specify
providing a two-way communication system at each landing. See IBC Section 1009.8.
Accessibility:
13.The Main Level Plan on Sheet A21.01 and the elevations on Sheet A31.01 include new exterior
Door 162. The door is required to be accessible. However, it is provided with less than a 48-
inch clearance to the stair edge. The Door Schedule specifies Hardware Group HW-6; the
group is not defined in the drawings, but anticipated to include a door closer. The minimum
door clearance should be 54 inches. Note that the door is required to be accessible regardless
of whether it is located on an accessible route. See IBC Sections 1101.2 and 1103.1, and ICC
A117.1-09 Figure 404.2.3.2(f).
Energy:
14. Section 11/A40.01 shows the construction through the roof and walls for the elevator shaft.
See IBC Section 107.2.1, and WSEC Section C503 and Table C402.1.3. The following comment
should be addressed:
a. The wall should specify minimum R-13 plus R-10ci insulation. The four-inch framing is
sufficient for the R-13 insulation; the value should be specified. The continuous insulation is
not included and should be specified.
b. The roof should specify minimum R-38ci insulation.
15.The Reflected Ceiling Plan on Sheet A22.01 includes four new ceiling daylighting devices. The
drawings should specify a maximum thermal rating of U=0.35 for the devices. See IBC Section
107.2.1 and WSEC Table C402.4.
16.The Main Level Plan on Sheet A21.01 and the elevations on Sheet A31.01 include a new
exterior curtain wall at Grid A.1-A.5/5.2-5.6. See IBC Section 107.2.1, and WSEC Section C503
and Table C402.1.3. The following comments should be address:
a. The drawings should specify a maximum thermal rating of U=0.38 for the windows.
b. The drawings should specify a maximum thermal rating of U=0.60 for the door.
o 3200 Cedar Street 425.257.8810 O everetteps@everettwa.gov
Everett,WA 98201 0 425.257.8857 fax everettwa.gov/permi s
(age 4 of 8
