• •
Mr. Kurt Nelson
Rice Fergus Miller
Plan Check Number: B2001-027, First Building Review
February 7, 2020
Structural
General:
1. Structural and geotechnical special inspections are required for this project. A statement on
special inspections is provided in the"Special Inspection" section of the General Structural
Notes on Sheet S00.01. The statement shall include a table listing each type of special
inspection and shall specify the extent of each inspection (e.g., continuous, periodic) per IBC
Section 1704.3.1. The table shall include special requirements for seismic and wind resisting
systems as required by IBC Sections 1704.3.2 and 1704.3.3, respectively. See IBC
Sections 107.1, 1704.2.3 and 1704.3.
2. The structural drawings include a "Deferred Submittals"section in the General Structural Notes
on Sheet S00.01. The section appears to list work that is not included in the project, including
but not limited to: post-tensioned concrete, pre-fabricated wood and steel trusses and joists,
and stair systems. The list should be revised to remove work that is not in the project scope.
See IBC Sections 107.2.1, 107.3.4, 107.3.4.1, and 107.4.
3. The structural drawings include a "Deferred Submittals"section in the General Structural Notes
on Sheet S00.01. The list should be revised to include the elevator system. Additional
comments regarding the elevator design are provided below. See IBC Sections 107.2.1,
107.3.4, 107.3.4.1, and 107.4.
Foundation System:
4. The Foundation Plan on Sheet S21.01 includes construction of an elevator pit adjacent to an
existing load bearing foundation wall. Section 12/S40.02 indicates that the excavation for the
pit will be below and potentially undermine the existing wall footing. The following comment
should be addressed:
a. Underpinning of the existing wall should be provided. Documentation substantiating the
underpinning design should be submitted for review. See IBC Sections 1803.5.7 and
1804.2.
b. Movement monitoring of the existing wall should be performed. The requirement should be
specified in the"Structural Observation"section of the General Structural Notes on Sheet
S00.01. See IBC Sections 1803.5.7 and 1804.1.
5. The Foundation Plan on Sheet S21.01 includes construction of an elevator pit adjacent to an
existing load bearing foundation wall. The proposed construction along the existing wall is
shown in Section 12/S40.02. See IBC Sections 107.2.1 and 1603.1. The following comments
should be addressed:
a. The existing wall is presumed to include a footing on each side, as appears to be shown in
the plan. Section 12 does not show the footing. The intent of the design appears to
include demolition of the footing. The design intent shall be clarified and the section revised
as needed. See IBC Section 107.2.1.
0 3200 Cedar Street 0 425.257.8810 A.01 everetteps@everettwa.gov
Everett,WA 98201 425.257.8857 fax everettwa.gov/permits
Page 5 of
