0 0 <br />5. The First and Second Floor Plans on Sheets Al. 1 and A1.2 include new doors that may not be <br />accessible. See IBC Section 1102.1, and references below to ICC Al 17.1-09 unless noted <br />otherwise. The following comments should be addressed: <br />a. Doors 110A and 113A do not provide a minimum 18-inch clearance per Figure 404.2.3.2(a). <br />Door IlOA will not have a door closer. See plan for 18-inch clearance on Door 113A. <br />b. Door 115A shall provide a minimum 18-inch clearance per Figure 404.2.3.2(a) <br />See revised plan providing 18-inch clearance. <br />c. Doors 109A, 205A, 213A, and 221A will require a minimum 12-inch clearance per Figure <br />404.2.3.2(b) where closers are provided. Clarify if closers will be provided. <br />Doors 109A and 213A will not have door closers. Door 205A has been eliminated. Door <br />221 A no longer is identified as a new door as it will remain as existing (does not have a <br />door closer). <br />d. Door 204A will require a minimum 54-inch clearance per Figure 404.2.3.2(f) if a closer is <br />provided. Clarify if a closer will be provided. <br />Door 204A will not have a door closer. <br />Energy: <br />6. The First and Second Floor Plans on Sheets A1.1 and Al.2 includes replacement of existing windows <br />per Keynote 1.6. The window frames appear to be wood construction per Detail 4JA8.0. The plans <br />should specify that the new windows have a maximum thermal rating of UmAX=0.3. SeeWSEC-15 <br />Table C402.4. <br />The window frames detailed and specified are exterior aluminum clad wood windows with <br />insulated glazing. The wood frames are only exposed on the interior side. See added note on <br />revised Details #4 and #6 on Sheet A8.0. <br />Miscellaneous: <br />7. The project includes new interior partition walls per the plans. Detail 3/A8.0 appears intended to <br />specify connections between the wall top and bottom sills and the existing building. The detailing <br />does not appear sufficient. The type, size, and spacing of the bottom sill fastener should be <br />specified. The top sill fastener is connected to the existing GWB ceiling, which does not provide a <br />structurally -sound connection. All connections, bracing, and supporting framing should be capable of <br />resisting a 5 psf lateral force on the walls. Where the walls are not continuous to the structural floor <br />system above, bracing should be provided. Alternatively, short walls braced at each end by <br />intersecting orthogonal walls may be supported by continuous top plates; the top plates should be <br />structurally -adequate to span between the intersecting walls. See IBC Section 1607.14. <br />See revised detail 3/A8.0. <br />8. Restrooms 111 and 112 on Sheet Al. 1 are single -occupant toilet rooms. The Door Schedule on <br />Sheet A9.0 should specify lockable hardware. See IBC Section 1210.3.1 Exception 1. <br />Lockable hardware is scheduled to be provided per the revised Door Schedule on Sheet A9.0 <br />and the attached copy of the Door Hardware Specification. <br />S/q <br />
