BURT 18530 MERIDIAN AVE N.
ENGINEERING SHORELINE, WA 9$133
dmwoL
3. Note B "Design Criteria" on Sheet S0.1 should be revised by stating the seismic base
shear. It is recommended that the wind base shear should also be stated. See IBC
Sections 1603.1.4 and 1603.1.5 Item 8.
Response: Seismic and Wind Base shear shown in item #4 and #5 under B. Design
Criteria on sheet SO.1
4. Holdown schedules are provided in Detail K/S2.1 and on Sheet S4.1. The schedules do
not appear consistent. The correct schedule should be verified and the unused schedule
should be removed from the construction drawings. See IBC Section 107.2.1.
Response: Holdown schedule revised and unused holdown removed.
Foundation System:
5. General Note C.2 on Sheet SO.1 states that foundations will bear on undisturbed soil a
minimum of 18 inches below the adjacent grade. Based on the depth of the existing
footings, it is not clear if this is intended to reference the exterior grade or the grade
under the building. For the latter, it does not appear that footings connected to existing
foundations will achieve this depth. Footings shall bear at least 12 inches below the
lowest grade elevation immediately adjacent to the footing, including interior footings.
The requirements of this note should be clarified. See IBC Section 1809.4
Response: Frost protection is noted for 18 "depth on general notes. 12 " minimum depth
is noted on detail A/S2.1.
6. Sheet S1a shows multiple new foundations on Grid B. The foundations typicall support
concentrated loads from posts bearing on the floor framing above. Details should be
provided showing the modifications to the framing to transfer loads through the floor
structure to the foundations below. Connection hardware should be specified as
needed. See IBC Sections 107.2.1 and 1603.1.
Response: See details A, B an C on sheet S2.2
