Design <br />Criteria on sheet SO.1 <br />4. Holdown schedules are provided in Detail K/S2.1 and on Sheet S4.1. The schedules do <br />not appear consistent. The correct schedule should be verified and the unused schedule <br />should be removed from the construction drawings. See IBC Section 107.2.1. <br />Response: Holdown schedule revised and unused holdown removed. <br />Foundation System: <br />5. General Note C.2 on Sheet SO.1 states that foundations will bear on undisturbed soil a <br />minimum of 18 inches below the adjacent grade. Based on the depth of the existing <br />footings, it is not clear if this is intended to reference the exterior grade or the grade <br />under the building. For the latter, it does not appear that footings connected to existing <br />foundations will achieve this depth. Footings shall bear at least 12 inches below the <br />lowest grade elevation immediately adjacent to the footing, including interior footings. <br />The requirements of this note should be clarified. See IBC Section 1809.4 <br />Response: Frost protection is noted for 18 "depth on general notes. 12 " minimum depth <br />is noted on detail A/S2.1. <br />6. Sheet S1a shows multiple new foundations on Grid B. The foundations typicall support <br />concentrated loads from posts bearing on the floor framing above. Details should be <br />provided showing the modifications to the framing to transfer loads through the floor <br />structure to the foundations below. Connection hardware should be specified as <br />needed. See IBC Sections 107.2.1 and 1603.1. <br />Response: See details A, B an C on sheet S2.2 <br />
