Riverview Apartments August 37, 2018 <br />Response to Design Review Comments, Planning 1agg of 9 <br />CPH No. 0024-17-037 <br />Irrigation: Revised Irrigation plan provided on sheet IR 1.0 of the Landscape Pans. <br />18. Mechanical Screening. Chapter 39, Section 39.040.C. Vents, mechanical penthouses, elevator <br />equipment and similar appurtenances that extend above the roofline shall be landscaped or <br />architecturally screened, except for rod and wire antennas, and dish antennas approved pursuant to <br />subsection A of this section. The height of the screening must be at least as high as the rooftop <br />appurtenances. Screening shall consist of materials similar to those used for the building facade. <br />Response: Mechanical screening has been provided per Chapter 39, Section 39.040.C. Additional screening <br />details has been provided with the subsequent building permit package. <br />19. Heat pumps and other air conditioning equipment shall not be permitted within a required front or side <br />setback area. <br />Response: Heat pumps and other air conditioning equipment have been located outside of required front <br />and side setback areas. Details for any heat pump or other air conditioning equipment have been provided <br />with the separate and subsequent building permit submittal. <br />20. Fences, Rockeries and Retaining Walls shall be designed per Chapter 39, Section 39.070. <br />Response: See Landscape Plan sheet L 1.1 for fencing locations, types, and details <br />21. Garbage/Dumpster Location. Garbage receptacles, dumpsters, and recycle bins shall be provided in <br />all multiple -family, commercial, industrial and institutional developments and shall not be located in a <br />required front yard setback area, or street side setback area for corner lots. Screening. All garbage <br />dumpsters and recycle bins must be screened from view from the street and from adjacent properties. <br />This screening may be done using dense vegetation or by placing the dumpster or recycle bin in a <br />structural enclosure. <br />Response: All garbage receptacles, dumpsters, and recycle bins are located within an enclosed shelter to <br />screen the view of these facilities from the surrounding residential areas. No garbage or recycling facilities <br />are located within front yard or street side setbacks. <br />22. Include the following project information on the Site Plan, such as project description, lot dimensions, <br />assigned address for the site and buildings, parking calculation table, open space calculation table, <br />setbacks, zoning, etc. <br />Response: A►1 project information has been provided on the Cover sheet and Site Plan as requested. A <br />detailed open space summary table is also provided on sheet L 1.0 and the landscape setback table is <br />provided on sheets L2.0 and L2.1 <br />23. Sign Category A applies to the site and it is found in Chapter 36 of the Zoning Code. Permits for signs <br />are issued separately from construction permits. Note: A comprehensive design plan is recommended <br />for this project to identify the location of any free standing signs and integrate that into the <br />landscaping and site development plan. <br />Response: Project signage is shown on sheet DR05, Site Signage and Lighting Plan. <br />24. A Use Compliance Inspection or Report may be required periodically by the City as determined by <br />the Planning Director. If a permanent supportive housing project is discontinued or abandoned, future <br />use of the property shall be in conformance with the use and development standards of the underlying <br />zone or overlay zone. <br />Response: It is understood that the City may require an inspection and/or report periodically to confirm <br />conformance with applicable supportive housing requirements. If the supportive housing is discontinued, <br />then future uses of the property shall be in conformance with the development standards of the underlying <br />C- I zone. <br />25. The above comments are preliminary and may change or be modified at the time of final SEPA <br />issuance. <br />Response: The site plan and development proposal conforms with all applicable City standards and the <br />
