A'Base Elevation' survey and a 'Height Survey', provided on City forms, maybe <br />required in order to verify the heights of buildings are not constructed over the maximum allowable <br />height. Survey forms are required to be submitted at the time of building permit application submittal. <br />Building Height requirements must be met per EMC 19.06, Table 6.1, Note (27). Note: The height of <br />proposed Bldg J must be reduced from 63'-6" to 60 feet, within the 60-foot maximum height area in <br />order to meet the height requirements of the zone. The Applicant has agreed to meet the height <br />limitations when the height modification application was withdrawn. <br />12. New landscaping is required for this development per EMC 19.35. Landscape Category A applies to the <br />site. Perimeter landscaping and internal parking lot landscaping is required. A landscaping plan is <br />required to be submitted with the construction permit applications (Building Permit and Public Works <br />Permit applications). Landscape plans shall be prepared by professionals Licensed or certified in <br />Washington State, such as licensed landscape architects, architects, engineers, or certified professional <br />horticulturists, nurserypersons, or landscape designers. Prior to issuance of any permits, landscape <br />plans must be reviewed and approved by the Planning Department as provided by the Landscape Plan <br />Requirements of EMC 19.35.100. <br />a. Perimeter Landscaping: Type III perimeter landscaping shall be required as detailed in EMC <br />19.35.050 in all setback areas, and right-of-way abutting the property. Minimum widths are <br />detailed above in the Setbacks section. Where a minimum landscape width is required, the <br />actual width of the planting area shall be measured. The width does not include rockeries, or <br />curbs or other protective boundaries. <br />b. Internal Landscaping: Landscaping shall be dispersed throughout the parking area, rather than <br />being concentrated in a small portion of the lot. No parking space shall be located more than 80 <br />feet from an internal landscape area in the same row. At least one tree shall be planted for <br />every six parking spaces. Planting islands with at least one tree shall be provided at the end of <br />each parking row. Provide internal landscaping as required by EMC 19.35.080. <br />c. irrigation: All landscape areas shall be provided with an irrigation system per EMC 19.35. <br />d. Landscaping Maintenance Assurance: A 2 year landscaping maintenance assurance device must <br />be provided for the landscaping per EMC 19.35.130.13 of the Zoning Code prior to final <br />inspection. <br />13. Mechanical Screening. EMC 19.39.040.C. Vents, mechanical penthouses, elevator equipment and <br />similar appurtenances that extend above the roofline shall be landscaped or architecturally screened, <br />except for rod and wire antennas, and dish antennas approved pursuant to subsection A of this section. <br />The height of the screening must be at least as high as the rooftop appurtenances. Screening shall <br />consist of materials similar to those used for the building facade. <br />14. Heat pumps and other air conditioning equipment shall not be permitted within a required front or side <br />setback area per EMC 19.20.240. <br />15.
